Nothing is more iconic on the Irish landscape than a thatched cottage. There’s a very nice one on the market in a pleasant part of Co Tipperary. The house and its traditional outbuildings stand on c18ac of good farmland at Tullow, near Killusty village.

For sale with Dougan Fitzgerald Auctioneers, it’s going for auction in April with a guide price of excess €500,000.

A property like this will attract interest from a wider-than-usual range of buyers. The agents say that in addition to local interest, there have been a number of enquiries from abroad – which is to be expected.

Peaceful location

The holding is in a quiet location, 4km from Fethard. It’s a short distance out the R692 main road from the town and then down a number of local roads.

The land in the immediate vicinity is good quality, mostly in grass but with a fair share in tillage.

The c18ac is divided into six small fields – all square shaped with frontage on to the public road. The land is all in permanent pasture and the fields have mature hedges, inside and on the boundaries.

The house itself is quite secluded, sitting about 200m back from the public road. A winding avenue leads to the property and there are nice views of the famous Slievenamon mountain in the distance.

The house dates back to the mid or late 1800s. It – and its thatched roof – have been very well-minded and are in excellent condition.

The house is compact at about 1,000 sq ft. It has a sitting room, kitchen/dining room, two bedrooms, utility room and bathroom. With plenty of windows letting in good light, it is quite bright inside, which isn’t always the case with these older properties.

Traditional outbuildings

The traditional outbuildings in the yard have also been well-minded and preserved for future generations.

One has been put into use as a library and work space. It now has a bright and pleasant interior, in good order.

The other outbuildings have been used variously as stables, a garage and there is also a greenhouse. Beside the house, there is a more modern haybarn with a lean-to off it. It, too, is in good condition.
