The location is good – 4km from Killucan, 5km from Kinnegad and the M4 motorway, 13km from Mullingar and 68km from Dublin.

The holding sits in three nearby blocks and will be offered in three lots. The biggest is the centre block of 198ac. This is Lot 1, with a guide price in the region of €4m. Approximately 70ac is made up of the sand and gravel quarry and the infill site for inert waste.

The balance of the land is permanent pasture with some woodland and c16ac under maize.

Lot 1 is in the centre, Lot 2 is on the left, across the canal. Lot 3 is on the right, across the railway line.

The quarry was established in the 1950s, before the Planning and Development Act of 1963, which has benefits in terms of planning. A geophysical survey has found there are significant further deposits of sand and gravel under the land. Meanwhile, the infill site has good development potential and available capacity, the auctioneers say. It is operating under a waste permit.

Lot 2 is 75ac across the Royal Canal, in four fields and in permanent pasture. The guide price is €10,000/ac.

Lot 3 is 53ac across the railway line, in permanent pasture. This ground has dual road frontage and the guide price is €9,000/ac to €10,000/ac.
