New to the market at Creagh, Ballinasloe, Co Galway is a large 184-acre farm. The land is of mixed quality with large swathes of the land of good quality, well capable of supporting a good grazing network.

The majority of the better-quality land is located in the 124-acre block which forms lot one. This land could be easily ploughed with the farm hosting a ploughing championship in a previous lifetime.

The land is mainly south facing and slopes gently down to the River Suck which borders one side of the farm. This block is laid out in six fields but could easily be subdivided if required.

The remaining circa 59 acres is of lesser-quality land. It is located across a small secondary road, but it would be very easy to move stock between the two blocks.

The land here is lower lying and while there are decent patches throughout, considerable investment would be required in drainage and reseeding if production was to be pushed from the land.

The house comes with a two-storey residence in need of some work.

This portion is being offered in two separate lots of circa 35 acres and 24 acres. Both of these blocks are laid out in smaller fields and as a result of being farmed extensively for years are in need of development.

Both parcels of land benefit from extensive road frontage.

Residence

Included in the sale is a residence on circa 0.75 acres. The traditional two-storey house has been unoccupied for the past number of years but has been well maintained.

It is located down a cul-de-sac and offers good privacy for the successful bidder. The accommodation currently comprises of an entrance porch and hallway, sitting room, kitchen, three bedrooms and bathroom. Refurbishment and modernisation of the property would be required.

Adjoining the house is a farm yard with a range of old buildings that would be of use for storage, but very little else.

The 121- acre block would make a good grazing platform.

The farm offers a blank canvas of sorts, with limited facilities on the farm. At a guide price of €1.1m to €1.2m or €6,000- €6,500/ac for the entire, the poorer-quality land does bring down the overall cost but it could represent good value for money. An option of forestry for some of the poorest-quality land with the remainder improved, could see the value of the land increase substantially.

The property is being offered by private auction by James L. Murtagh Auctioneers on Friday 27 September at 3pm at the Shearwater Hotel, Ballinasloe, Co Galway.
