Waterford is often a difficult county to predict when evaluating land prices. According to the Irish Farmers Journal Land Report, prices have been fluctuating here every year since 2009. A market characterised by low supply, 2017 land values stood at €8,475/ac.

However, last year seems to have been a strong year in the southeast.

220 acres in Faha, Kilmacthomas, Co. Waterford has just been introduced to the market.

Speaking with Margaret Harty of Harty Auctioneers, she commented that a number of high prices were seen across the county over the course of the last 12 months.

With a sentiment like this from one of the county’s leading auctioneers, it would be no surprise if the county’s average will be higher in 2018.

As we leave 2018 behind, Margaret has turned her attention to a new property that is on the market. An impressive 220-acre farm in Faha, Kilmacthomas, Co Waterford, has just been introduced to the market.

The interest so far is hard to gauge, but it is expected that there will be a large volume of enquires over the next number of weeks, if not for the entire then certainly for the smaller lots.

It is not hard to see why such an expected rate of interest is around the corner. A farm encompassing 220 acres is a rarity in these parts. In 2018, just one property over 200 acres was on the market in Waterford. That was Rocketts Castle. The beautiful 250-acre holding has been offered by Savills since the autumn of 2017. Big farms in the county are infrequent.

The farm

This farm is described by the agent as excellent-quality pastureland.

It is laid out in one block, with the residence and the farmyard located in close proximity to each other on the edge of the farm.

Whilst the land has been leased for the last number of years, it has been farmed to a high standard from a variety of tenants.

Three different farmers have been leasing the land and it has been used for grazing. It was formerly a sheep and beef farm.

The land here has the fundamentals in order.

It has a good fencing network and a water supply. It has sufficient access, with road frontage onto two roads and the ground is kept well.

It is presented in manageable sized fields and is all in grass.

Its location is also a selling point. The property is situated on an elevated site with panoramic views of the Comeragh Mountains and the surrounding countryside.

This is an added bonus which certainly won’t harm its chances.

The farmyard

Located on the edge of the land, the farmyard contains a number of farm buildings. These buildings include a slatted house, a purpose-built sheep shed, a six-span hayshed and two walled silage pits. There are also a range of cut-stone slated out-buildings that are currently used as lambing pens but could also be used as stables.

The slatted shed has the capability to house 60 head of stock, while the sheep shed can house up to 350-400 ewes. The sheep shed was constructed circa 18 years ago and is in very good condition.

The house

The residence is a traditional farmhouse. It is located beside the farmyard which certainly makes the farm practical should the purchaser wish to live there. The three-bed home contains an entrance hall, a kitchen and two reception rooms, with the three bedrooms all upstairs.

The residence on the farm is in need of restoration.

Outside the home is a walled garden. According to the auctioneer, this provides “a blank canvas for a horticultural enthusiast”. It must be noted that the residence needs investment and refurbishment. In terms of location, the house is just 1km from the N25, a 30-minute drive to Waterford and Tramore, while 15 minutes in a car would get you to Dungarvan.

The offering

The farm is offered in five different lots with the breakdown as follows:

  • Lot one: 72 acres.
  • Lot two: 103 acres including the residence and farm buildings.
  • Lot three: 29 acres.
  • Lot four: 15 acres.
  • Lot five: the entire.
  • The guide for the farm is hard to ascertain at this early stage. The going rate for land in this area is between €10,000/ac to €12,000/ac and considering the expected demand for this farm, the final price shouldn’t be too far removed for this figure.
