Raymond Potterton auctioneers, Navan, are handling the sale of a beautifully restored cottage set on 35 acres in Co Meath that is sure to drum up lots of interest prior to auction later this month. Located at Newtown, Garristown, Co Meath, which is very close to Ashbourne and the M2 motorway, the property comprises a four-bedroom cottage and farmyard set on 35 acres of land under permanent pasture.

The cottage is an old Land Commission house which has been restored and extended in recent years in a contemporary design. The main living area including the kitchen is laid out in open plan with all the features expected in a modern house.

The dining area extends through French doors on to a spacious decking area suitable for outside dining during the summer months.

According to selling agent Stephen Barry of Raymond Potterton auctioneers, the standard of the renovations in the cottage are among the best he has seen in his 15 years working in property sales.

Adjacent to the cottage with its own separate entrance is a compact farmyard that includes three separate buildings. While the sheds have been mainly used for storage up to now, they would be suitable for other uses, including housing cattle, but would need some converting.

The 35 acres of land extends from the rear of the cottage and farmyard and are laid out in three principal divisions. Barry describes the land as being at the higher end of the quality spectrum when it comes to land in Meath. The farm is all in grass with silage taken off it just this week. Given the extent of the restoration work carried out on the cottage and the quality of the land, Raymond Potterton auctioneers are guiding the farm at Garristown at €650,000, a price that’s certainly at the higher end of the market.

However, Barry says there’s been a lot of viewings of the property already and is confident it can cross the line when it goes to auction on Tuesday 26 July at 3pm in the sales room of Raymond Potterton’s offices in Navan.
