Experiencing a difficult 2016, the price in Kerry has recovered somewhat though supply continues to be challenging.

Both the number of farms and acres offered fell last year in the county, with 54 farms incorporating 2,697 acres down on the 59 farms and 2,944 acres coming to the market in 2016. Some 3,251 acres came to the market in 2015, signalling a large fall-off in land availability over the previous two years. Increased land leasing is also having a major effect on this reduction in supply.

Average prices rose by 1% last year in Kerry, slightly offsetting the major 17% fall experienced the previous year. 2017 saw land values settle on €7,817/ac, up from €7,730/ac the year before.

Prices ranged in the county from €1,216/ac to an impressive €18,500/ac. This wide variation is no surprise given the variance of land quality throughout Kerry. With a reduction in supply, a strong demand was seen for smaller parcels under 40 acres with average prices for these sized parcels €9,319/ac.

While the county had its difficulties this year, some great sales at auction were seen at various points throughout the year.

In March, an excellent 20ac parcel at Ballinagare, Lixnaw, was snapped up by a dairy farmer for €370,000, or €18,500/ac.

Towards early summer, a holding of approximately 52 acres with a single-storey dwelling at Drumulton, Currow, was bought by an American-based local for €600,000, or €11,583/ac, and a 79ac farm outside Listowel sold under the hammer for €705,000 or €8,924/ac.

Bigger parcels seen in the county included 160 acres of mountain land at Mullaghveal and 336 acres at Stay Bank, Tahilla, which is guided at €500,000 and remains unsold.

Auctioneers noted the growing presence and importance of dairy farmers in the market in 2017.
