Two small farms are on the market in Wexford and Wicklow and are due to be sold by auction later this month by Quinn Property.

Wexford land and residence

The Wexford farm is residential. It’s 33ac at Killisk which is 3km from The Ballagh and so about 12km from Enniscorthy and 17km north of Wexford town. This is an area of good farmland, about 10km in from the coast. There are sand deposits in the locality and under part of this farm – usually a sign of free-draining land.

The farm is divided by a public road with 20ac on one side and 13ac with the house and yard on the other side. The property will be offered for sale in the entire and in three lots. Lot 1 will be the house and farmyard on 3.5ac. Lot 2 will be the 9.8ac behind the house and lot 3 will be the 20ac across the road.

The farm at Killisk will be offered in lots at auction.

There are separate entrances from the road to the house and yard, both with a concrete surface. The yard consists of a three-bay shed with a lean-to on each side, measuring 90ft × 45ft. There is a five-bay A-roofed shed with a concrete floor – the roof is high for storing straw. This shed is three years old, the auctioneer says.

In addition, there is a silage pit, a large open concrete area, a cattle crush and a sheep dip tub.

The house

The house is single-storey, has three bedrooms and is 1,300sq ft in size. It was built in the 1980s, has lawn areas at both the back and front and is very well screened by mature trees. It has electric gates at the road.

In addition, there is a granny flat measuring 400sq ft. This has a kitchen/living room, one bedroom and a bathroom. There is also a garage attached to the house.

This is an executor’s sale. The property will go for auction on Wednesday 28 April. Auctioneer David Quinn said that the guide price is €500,000 for the entire which is the equivalent of €15,150/ac. The guide price for the house and yard on 3.5ac is €170,000 to €190,000. The guide price for the land by itself is €10,000/ac to €12,000/ac. The auction may be online – final details are yet to be announced.

Upland grazing in Wicklow

The other holding for sale is 36ac at Ballymaghroe which is 3km from Knockananna, Co Wicklow. The ground around here is good upland grazing land, well capable of growing grass.

The land for sale is accessed by a shared stone roadway. It has no road frontage. It’s in two divisions, in grass and fenced.

There are the ruins of a house on the property – that might be a consideration for some bidders. Quinn Property are guiding this farm at €5,000/ac or €180,000 in all. It goes for auction on Tuesday 27 April with full details yet to be announced.
