Rarely do prices sway beneath the €12,000/ac benchmark in the capital and 2017 is no different. Teasing the bottom of this threshold in 2016 at €12,171/ac, last year saw a slight increase in price to €12,534/ac.
The major inflation that was present in Dublin around 2014, when prices rose to €23,500/acre – the highest since before the collapse – seems to be a distant memory as a certain level of stability has returned to the Dublin agricultural land market. While prices are up by 3%, supply of land is significantly higher with 23.5% more land offered in 2017.
In numbers, this represents 1,134 acres up from 918 acres offered in 2016. A high portion (44%) of medium- to large-sized parcels (over 40 acres) were among the offerings, with a strong demand for larger parcels reflective in the prices paid. Dublin is one of seven counties where the average price paid for holdings over 40 acres was higher than the average price paid for a parcel under 40 acres.
Prices paid around the capital this year included €370,000 or €8,222/ac for a 45ac parcel at Calliaghstown Upper; a 27ac holding sold under the hammer at €11,935/ac, or €325,000, while top-quality lands overlooking Skerries with a sea view went for an impressive €13,400/ac or €335,000. Some 111 acres at Kilmartin House in Hollystown, which were guided at €2m, successfully sold earlier in the year for an undisclosed sum, while 39 acres at Wolganstown sold later in the year after being withdrawn from auction at €495,000 or €12,692/ac. The sale that gathered the most publicity was the GAA’s purchase of a 50ac field near the Naul, which sold for a price in the region of €700,000 or €14,000/ac. With the strength of land prices, especially in Leinster in 2017, Dublin has dropped down the peaking order in terms of highest price per acre. It is now sitting in third place having been in the top two for the previous number of years.
