There has been a high level of enquiries from tillage and dairy farmers for a quality 84-acre residential package in Wexford that has sprung to the market in the last month. The farm, which is located at Lacken, Ballymurn, Co Wexford is situated in renowned prime agricultural territory.

The sale of the holding, which is to be publically auctioned on 10 August at the Talbot Hotel in Wexford, is being handled by John Keane of Keane Auctioneers, Wexford.

Auctions

Thus far, the 2018 auctions season have been a success for the most part. In the first six months of this year, 55% of auctions sold under the hammer. Including those auctions where a property was withdrawn and sold after, this success rate is boosted to 80%. In terms of prices, the average achieved has been €11,200/ac nationwide. While numerous factors dictate a successful auction and while there have been exceptions this year, for the most part auctions are doing the business.

Keane will be hopeful that this trend will continue as he commands the gavel this Friday. If quality and level of interest is anything to go by, he need not worry. However, the land market can be sticky and Keane told Irish Country Living he is taking nothing for granted.

Quality

The highlight of the property and certainly the selling point is the undoubted quality it possess. Located in prime farming country, the farm is highly arable. Growing cereal for the last number of years, it really is suited to just about any agricultural purpose. The property has been rented for the last number of years but it must be noted that it has been kept in very good condition. Laid out in two large and well-defined fields, it has a high natural boundary. According to Keane, this boundary would make the paddocks stock proof. Described by Keane as a multipurpose soil, it has both river and road frontage. The farm fronts the River Sow and contains circa 1km of road frontage.

Residence

The residence is a four-bedroom home. While it is a solid structure, it is in need of modernisation. Traditional in nature, there is some fine potential if a buyer was willing to invest in the house. It has its own independent access which will no doubt will make this very attractive for an investor.

It is a nicely sized home standing at circa 1,800sqft. Close by the residence stands a three bay lean-to hayshed, currently used for storage.

Located circa 4km from both Oylegate and Castlebridge, the farm also has easy access to Wexford town.

Interest

Wexford have had a good mix of buyers in 2018, with beef and drystock farmers active in the county. However, on this occasion it seems that tillage and dairy farmers are taking the front foot in terms of enquires.

In a general sense, it seems that locals have made up the majority of keen parties. The guide price ensures it is affordable and at €9,000/ac, it has a reasonable price tag. Considering some of the prices made in the south east it could go further. But the land market is not black and white as Keane is more than aware of.
