Two parcels of land are coming up for auction – online – in Co Wexford in December. One is 21ac with a house and large farmyard near Enniscorthy, the other 40ac with a cottage and shed near Gorey. They are being brought to market by Sherry Fitzgerald O’Leary Kinsella.

Ballaghkeen

The first property is at Ballinamona Beg, Ballaghkeen. The holding is 21ac of top-quality Wexford land, in a predominantly tillage area. There are some old sandpits in the wider area – an indication of free-draining land. The auctioneers state that the land for sale may have potential for sand extraction. The land is in one block, divided into five fields and has some road frontage. It’s on grassland at the moment.

There are extensive sheds in the farmyard at Ballinamona Beg.

The sheds include a cubicle house, loose cattle shed, haysheds and a machinery shed. They vary from 20 to 40 years in age but have been kept in good working condition. The total shed area is way bigger than would be normal on a 21ac block of land. The holding could be of interest to non-farmers as a result.

The house is spacious at just under 2,000 sq ft. It had been lived in until recently and is in good general condition but will need some modernisation. There are three good-sized bedrooms, a large kitchen/dining room plus a living room and utility room.

The property is a three-minute drive from Ballagh village and 12km from the M11 motorway. The auctioneers are guiding this holding at between €400,000 and €500,000. It will be auctioned via the online service Offr on Thursday 10 December at 3pm.

Tara Hill

The second holding of approximately 40ac is located at Tara Hill which is 7km outside Gorey. The holding will be auctioned in three lots on Friday 11 December at 3pm. This is an executors sale.

This is one of the lots at Tara Hill which will be auctioned next month.

  • Lot 1 is 21.4ac at Tomnahealy Little, complete with cottage and three span hayshed. This is grazing land. The house was built in the 1950s and – unusually – was never occupied. Despite that it has been maintained in good condition. The guide price is €220,000.
  • Lot 2 is 12.1ac of high ground on Kilcavan Upper. This is dry ground and it has some road frontage. The guide price is €100,000.
  • Lot 3 is 6.6ac at Tomnahealy, again described as grazing land. The guide price is €60,000.
  • Again, as this is an online auction, potential bidders must register well in advance.
