Land can be an expensive commodity and the difficulty around buying it predominately rests on finance. For farmers, nothing is better than getting a good deal on land, whether that is to sell or buy. In certain parts of the country affordable prices are rarely used in the same sentence, but occasionally some bargains are seen. In other cases people have to pay high prices per acre, albeit for an affordable amount.

Irish Country Living looks at what holdings could have been bought around the country for under €200,000 in 2018.

Ballybrack, Carrignavar, Co Cork.

1. Ballybrack, Carrignavar, Co Cork

Selling price: €190,000, or €11,900/ac

This roadside farm was the second lot in a 61-acre farm that was sold back in January. Laid out in grass, it was a very good grazing holding. It was reported to have been bought by a non-farmer under the hammer for €190,000, or just under €11,900/ac.

Selling price: €70,000, or €6,100/ac

Property

Offered by Connacht properties, this farm sold under the hammer back in February. Containing 11.5 acres of mixed quality, it also consisted of a stone cottage and future planning permission for a three-bedroom bungalow.

3. Tullyard and Tonymacgilduff, Cootehill, Co Cavan

Selling price: €200,000, or €5,900/ac

Auctioneer: Crosbie and Graham

Offered in February for auction, this farm was reported to have been bought by a local dairy farmer. Regarded as good-quality land, it was sold under the hammer.

4. Lavalley, Strokestown, Co Roscommon

Selling price: €150,000, or €3,300/ac

Auctioneer: Thomas Cox

The auction was over within five minutes as local auctioneer Thomas Cox opened the bidding at €30,000, or just under €2,000/ac. In seconds it shot to €50,000 and was purchased by an adjoining suckler farmer. It was a mixed-quality farm.

5. Coonealmore, Co Mayo

Selling price: €150,000, or €3,300/ac

Michael Dunleavy, of Dunleavy Meats in Ballina, bought a 45-acre farm for €150,000, or €3,300/ac back in October. The farm, which came up for sale in Coonealmore, Killala, Co Mayo, was situated in close proximity to the meat factory. Initially offered by private treaty, the holding was put to auction in recent months. It was an executor’s sale.

Consisting of 12 acres and with a derelict farmhouse and outbuildings, this farm was sold under the hammer back in May. It is believed a local beef farmer bought it.

Containing mixed-quality land, this Leitrim farm was offered with an old cottage. It was believed to have been sold to a beef farmer when the auction took place back in May.

Offered as part of a 115-acre farm, these 17 acres (lot two) was the only lot that sold during auction back in April.

Described by the auctioneer as top-class ground, it is laid out in two fields. A roadside holding, it was sold to a beef farmer.

A lovely residential holding, this 10-acre farm in Meath contains a traditional farmhouse which is derelict and needs total renovation.

The land is good-quality, level ground with road frontage. It is believed an equine buyer bought this property at auction in April.

Described as exceptional quality meadowing and grazing land, this farm was auctioned back in May. Containing a selection of buildings and a house in need of renovation, it was sold to a dairy farmer.
