Kildare was officially the second most expensive place to buy land in 2019. Its average price per acre exceeded €15,000 for the first time since 2008. At an average price of €15,166/ac, Kildare has been knocked off poll position by Dublin for the last two years.

It was an interesting year for the county, with a number of high-profile sales. The auction of 300ac at Prumplestown, Castledermott, hit the headlines when it sold in four lots for €4.72m in May (€15,733/ac). While the sale included a valuable Georgian residence, it was notable that farmer buyers secured over two-thirds of the lands on offer, including the house.

Meanwhile, 180ac at Newpark House, the Curragh, sold for €3.2m under the hammer in October. For the purposes of this report, the value of the house on the property was removed from our calculations. Castlesize House in Naas, on 36ac, also sold under the hammer for €2.7m and again, the apportionment for the house was removed in this report’s figures.

Not included in this report was the sale of 211ac at Littleconnell, Newbridge to the IDA, the agency responsible for attracting foreign investment, which reportedly made €10m. Almost 98ac of this farm were zoned.

In total, there were just five farms over 100ac offered for sale in Kildare last year. Of the 17 farms that went to auction, the vast majority (13) sold under the hammer.

There were 34 properties under 40ac brought to the market in Kildare in 2019. The average price for land in smaller parcels was €15,533/ac. This compares to an average of €14,117/ac for land parcels greater than 40ac.

The supply of land to the market in Kildare reduced in 2019, as well as the number of farms. In 2018, 54 farms were placed on the market, compared to just 46 in 2019.
