If one was interested in purchasing a large farm holding all in one block, then Limerick is the place to go. There are a number of farms on the market in Limerick to choose from that are around 150ac in size. Some have dairy facilities in place.

Duxtown, Rathkeale, Co Limerick

A 146ac holding near Rathkeale is on the market, guided at €10,000/ac or €1.5m. The property is located at Duxtown and the sale includes entitlements worth €18,400/year. It was originally meant to go to auction at the end of March, but that was cancelled as a result of COVID-19 restrictions and it is now for sale by private treaty.

“The main farm of 146ac is bound by two roads,” said John Flynn, on behalf of the selling agents. “There was a good bit of interest at the start, but things have changed. The property is still for sale. The land is high, dry and fertile. There is an old farmhouse that would be suitable for staff also.”

The farm is for sale as a whole, but it could lend itself to subdivision, he added. It is laid out in one block, mostly south facing, and includes a paddock system with internal roadways. In terms of farmyard infrastructure, there is a 20-unit Dairymaster parlour on the property with a dump line, swing-over arms and automatic feeders. There is also a 2,000-gallon Mueller bulk talk. A 160ac residential farm at Shanrath, Newcastle West, Co Limerick, is for sale by private treaty. This was scheduled to go to auction, but this was cancelled in the interest of public health. The property is all in one block, divided into several well laid out fields. The property is accessed by a passageway off the main road that links Newcastle West to Dromcollogher.

“The lands are generally excellent in quality and suitable for beef, dairying or equestrian purposes. The land adjoins the River Deel at the northern and eastern side of the farm,” a spokesperson for the selling agents, GVM auctioneers, said

Ballylahiff, Newcastle West, Co Limerick

A 144ac ready-to-go dairy at Ballylahiff includes facilities for 150/head. It is located approximately 1.5km outside Newcastle West, just off the main Limerick to Kerry road, the N21. It is just around the corner from the Pallas Foods factory in Newcastle West.

The farm is in numerous fields and has central roadways. The land is split by an old railway line, which is now the west Limerick walkway. However, this doesn’t affect access to the farm.

The property includes a 12-unit milking parlour and a cubicle house with automatic scrapers, suitable for 150 head of cattle.

A separate 38ac at Enniscouche, Rathkeale, Co Limerick, is also for sale. This was scheduled to go to auction on the same date as the first property, but is also now a private treaty sale.

“This land is good-quality Golden Vale land, with mains water and a natural water supply running adjacent to the property,” John Flynn said.

The land is laid out as one block in six fields with a river boundary. There are entitlements valued at €4,500/year included in this sale. The property is guided at €9,000/ac or €342,000.

Land is still moving in the treaty county, despite the coronavirus emergency. Richard Ryan of GVM auctioneers says that in the last two weeks, he completed a number of sales in the Croom and Adare area.

He said that in all of the completed sales, the purchasers were farmers. The average price of land in Limerick passed the €9,000/ac mark last year for the first time since 2013, according to the Irish Farmers Journal land price survey.

The average price recorded in 2019 was €9,739/ac, up 12% on 2018.
