After rising over the past few years, land prices in Roscommon dipped in 2023.

The average price was €8,519/ac, down by 5% or €363/ac on 2022. Much of the drop was due to more plain land and holdings entering the equation.

We examined 3,052ac that were placed on the market in 2023 in 115 properties. We based our calculations on 51 holdings, which met our criteria and were sold by year end.

Holdings under 40ac averaged €8,088/ac; holdings over 40ac averaged €10,835/ac.

Our average covers a mix of land types. The going rate for good land in the south of the county is €10,000/ac to €12,000/ac. Plainer land is making €4,000/ac to €6,000/ac.

Suckler and beef farmers

As in 2022, the dominant categories of buyer were suckler and beef farmers followed by the business category, which includes investors and part-time farmers with off-farm income.

The vast majority of properties were sold by private treaty with a small number of holdings sold by public auction. Connaughton Auctioneers sold a farm at Kiltoom, in lots, for over €13,000/ac. Property Partners Long sold a 49ac farm at Foxborough, Tulsk for €485,000.
