Dairy farmer pays €14,250/acre near Cashel

A 33-acre parcel sold for €14,250/acre at Clareen, near Cashel, last week. The parcel, which was the first lot of a 71-acre package, sold under the hammer to a local dairy farmer. With a final price of €470,000, bidding on the day opened at €300,000 and the parcel was put on the market at €420,000. Highly competed for, four bidders drove the price to €470,000 at which point the hammer fell.

The auctioneers handling the sale were Tom Crosse of GVM Limerick and Alison De Vere Hunt of Cashel Livestock and Property Sales.

Crosse told Irish Country Living that this lot has been leased for the last number of years to a local. It contained an older, single-storey farmhouse that is need of repair and the ground was of top quality.

The second lot, a 38-acre parcel, also performed well. Opening at €180,000, this holding sold for a solid €305,000, or €8,000/acre, as three bidders competed for the parcel. It was bought by an adjoining land owner, Crosse confirmed.

Located near to lot one, the land is not as good quality as lot one, but it is still good grazing ground. The land is heavy in some parts, however, and needs some work.

21 acres in Cork exceed guide

A 21-acre holding in Rigsdale near Ballinhassig sold under the hammer for almost €7,000/acre last week.

The lands, offered by Shane Finn of DNG Creedon Douglas, were originally guided for circa €80,000 prior to auction. It took 35 bids to settle the new ownership of the parcel, which was bought by a neighbouring farmer.

€9,000/acre sells in Wicklow

David Quinn continues his hectic schedule of spring auctions, as 52 acres located at Sulphur Brook, near Knockanree Lower in Avoca, Co Wicklow, sold recently.

The holding finished at €470,000, or just over €9,000/acre, and the result was meet with satisfaction when Quinn spoke with Irish Country Living.

Guided prior for €450,000, the property was sold in four separate lots, with two sold under the hammer.

Lot one was a farmhouse on six acres, which was sold under the hammer for €175,000. Opening at €100,000, it was bought by a non-farmer from the Greystones area. It was guided for €150,000.

Lot number two was a 5.6-acre holding guided at €40,000.

This went “exceptionally well”, according to Quinn, with two local bidders driving the price up to €85,000 with bidding beginning at €20,000. This holding was also bought by a local non-farmer.

The third lot was withdrawn at €140,000. This 32-acre holding didn’t make its guide of €160,000. Good, dry, elevated land, bidding opened at €100,000.

The fourth lot, a circa eight-acre parcel, was withdrawn at €50,000 having opened at €30,000.

The third and fourth lot were sold after auction to a north Wexford farmer for a higher price.

The farmer has a mixed enterprise and is involved with sheep, beef and dairy. The auction took place in Quinn’s Gorey office.

17 acres sell but 123 acres remain unsold

An auction of 140 acres in Evegallaghoo, Knockaderry, near Newcastlewest in Co Limerick, resulted in the sale of 17 acres for a solid €10,900/acre to a local farmer.

However, 123 acres remain unsold and, according to auctioneer John Flynn, are currently under active negotiations.

The remaining land is good grazing ground, but has been neglected for the last number of years and is in need of investment.

It is guided for between €7,000/acre and €8,000/acre.
