The property was brought to public auction last week by Property Partners Laurence Gunne. This stunning period residence comes with six bedrooms and five bathrooms and ‘oozes charm’ according to selling agent Stephen Gunne. The property itself is set well back from the road and is approached by a long tree-lined avenue.
Bidding on the property opened at €800,000 with bids progressing up to €1.05m, at which point it was placed on the market. Further bids carried the property to €1.125m at which point the hammer dropped. There were three main bidders on the day, including an American family. The property was bought by a solicitor in trust, with the identity of the actual buyer unknown.
A quaint Garden House is adjoins the main residence and other features of the property include a grass tennis court, a large newly roofed stone store, hay barn, stalls and loose boxes, all with access to an enclosed haggard.
The lands themselves are laid out in four well-fenced paddocks with a back entrance to a local road. The property was originally guided at €1.3m.
€8,900/ac in Offaly
A lively auction last week saw a 39.5ac non-residential package at The Walk, Kinnitty, Co Offaly bid to €352,000 or in excess of €8,900/ac. Opening at €280,000 the property quickly progressed in €5,000 bids to €340,000. At this stage bidding slowed down, yet the property still continued until it reached €352,000. A deal was unable to be reached with the property withdrawn. Private negotiations with the highest bidder have been ongoing, with a deal yet to be reached. Located across from Kinnitty Castle the property was originally guided at €8,000/ac by Gordon Cobbe of GVM Auctioneers, Tullamore.
42 acres near Dysart
Overlooking Lough Ennell a 42ac residential farm located at Lilliput Road, Dysart, Co Westmeath, attracted good interest at last week’s auction. The property came with a two-storey farmhouse which is in need of some renovations and modernisation. Bidding on the entire opened at €280,000, increasing up to €340,000 with two bidders involved. Two new bidders then entered the fray driving the price to €420,000. At this point the property was placed on the market. Another round of bidding finally saw the hammer drop on the property at €445,000.
The bidding was brisk with the initial bidder fighting off the competition of three other buyers to finally seal the property. The buyer is believed to be a farming family from Westmeath who also holds an agribusiness interest. The final price far exceeded the original guide of €300,000 set by James L Murtagh Auctioneers, Mullingar who handled the sale.
Withdrawn at €100,000 in Tuam
A 24ac parcel located at Ballytrasna, Tuam, Co Galway, was withdrawn at €100,000 during last week’s public auction. Private negotiations were then entered into with interested parties and an improved offer was tabled, but a deal is yet to be reached.
