The bar was notably raised for agricultural land in Co Offaly last year on the back of a number of top-quality parcels situated in active farming areas that attracted strong local interest and secured some exceptional results.

This should bode well for auctioneers Gordon Cobbe and Peter Scully, GVM Auctioneers, Tullamore, who have brought a circa 133.5-acre non-residential tillage and grass farm to the market in the past fortnight.

Described as an “exceptional farm”, the property is situated along a vain of excellent-quality land that runs from Killeigh across to Tullamore. With an address at Killeenmore and Aughanrush, Killeigh, Tullamore, the 133.5-acre farm is set out in three blocks, all within half a mile of each other. Let out for the past number of years, the land has been used for both tillage and grass and is located off the main Portlaoise/Tullamore road at Killeigh. For those familiar with the area, it wouldn’t be a million miles from Glenisk Dairies.

The biggest block, comprising 82.5 acres at Aughanrush, is laid out in eight stubble fields (one particularly large field) that are accessed from a shared gravel lane.

Described as a “beautiful piece of ground”, the quality of the land would be well renowned in the area and should stir up a steady level of interest over the next four weeks.

Less than half a mile up the road lies the remaining circa 51 acres, laid out in two blocks at Killeenmore. A 2.5-acre field is situated directly across from a circa 48.5-acre block.

Described as a “nice, dry piece of ground”, the 2.5 acres comes with elevated countryside views and would make a fine house site subject to the appropriate planning permission.

The 48.5 acres across the road is laid out in four grass fields, all of which have extensive frontage to a county road.

In fact, this block has a total of 1.1 miles of dual road frontage. In the past, it would have also been the nurturing ground for tillage too. Scheduled to be auctioned on Friday 24 March next in the Bridge House Hotel, Tullamore, at 3pm, the property will be offered in its entire and in three separate lots that include circa 48.5 acres at Killeenmore, circa 2.5 acres at Killeenmore and circa 82.5 acres at Aughanrush.

Situated in a progressive dairy and tillage area, the property should make for an interesting auction in the coming weeks and is one of the first of the year for Co Offaly.

Reasonably priced, the farm is guided at €9,000 to €10,000/acre. For a bird’s-eye view of the farm, search GMV Auctioneers, Killeigh on YouTube.
