17 acres on the outskirts of Ennis fetches €390,000

A 17.25-acre parcel of land with outline planning permission, situated at Shanaway road, Ennis, sold in two lots for a combined total of €390,000 at the recent public auction.

With elevated views of the town, the land is just a short distance from the Woodstock Hotel and is located across the road from the GAA grounds.

The first lot, comprising a 0.75-acre elevated site with outline planning permission for a residence, presented an extremely rare opportunity to acquire a site in this much sought-after area. Guided at €125,000, the site sold under the hammer for €139,000 to a private individual who intends to build a house on it.

The remaining 16.5 acres, which comes with excellent road frontage, substantially beat the €175,000 guide price when it sold for €251,000 to a businessman.

Complete with planning permission for a new agricultural entrance, this land had been previously zoned for residential development and possibly could offer similar potential at some stage in the future. Sherry FitzGerald McMahon, Ennis, handled the sale.

14-acre field on Tipp/Offaly border makes €11,200/acre

In the latter stages, it took just two eager bidders to contest last week’s auction of a 14.2-acre field on the Tipperary/Offaly border at Fadden More, Carrig, Birr. Described as “very good quality”, bidding for the land opened at €120,000 and moved in €5,000 increments to €150,000.

After a brief consultation with the vendors, selling agent Ger O’Toole, Portumna, declared the property on the market at €150,000, after which bids of €2,000 and €1,000 were taken. Another €15,000 saw the hammer eventually drop at €165,000 to an adjoining farmer. The underbidder was also a local farmer.

The sale included the title to circa 20 acres of bog. Taking the value of the bog at €5,000, the 14.2-acre field then works out at €11,200/acre. The entire was guided in the region of €140,000 to €150,000 prior to auction. Previously in stubble, the land had been ploughed and was ready for sowing.

Limerick farm averages €10,700/acre

A farmer and a solicitor battled it out at last week’s auction of a 41-acre non-residential farm at Ballyneety, Shanagolden, Co Limerick. Selling agent JC Barrett & Sons, Loughill West, Co Limerick, opened the bidding at €340,000 and took bids of €10,000 all the way to €400,000.

Following this, €5,000 increments were taken and when the property reached €420,000, the auctioneer declared the farm on the market. Another €20,000 secured the sale at €440,000 for a local farmer.

Rented out for the past 15 years, the land is described as “good quality”, is currently in grass and is laid out in about 10 fields. The property also came with a small traditional farmyard and was guided in the region of €400,000 prior to auction.

Monaghan land making progress

A 38-acre non-residential parcel of land at Kilnaharvey & Tomany, Rockcorry, Co Monaghan, is making progress following last week’s public auction. Selling agent Crosbie and Graham, Cootehill, withdrew the property at €150,000 and is currently in talks with some local parties. It’s believed that a higher offer has been received since the auction.

Rented out for a number of years, the land has the potential to be turned into good quality grazing ground with a bit of ploughing and reseeding. It came to the market with a range of farm buildings that included a three-bay slatted shed and some handling facilities. The property was guided in the region of €6,000/acre prior to auction.

33-acre holding in Tipperary makes €388,000

Auctioneer Matthew Ryan, Tipperary town, sold a 33-acre residential holding at Kilpatrick, Dundrum, Co Tipperary, in three different lots at last week’s public auction. The first lot comprising a cottage on an acre sold for €73,000, a further 27 acres made €220,000, while the remaining 5.4 acres sold under the hammer for €95,000. This gave a combined total of €388,000. All three buyers were local.

Currently in grass, the property came with a three-bed cottage in need of renovation and the land was mostly of good quality with about five acres in need of attention.
