A rare 125-acre residential beef fattening farm at Clooneyquinn, Tulsk, sold at auction last Friday for €1m, or €8,000/acre. Public auctions of parcels of such a size in the area are extremely limited, which helped generate enquires predominantly from the locality, although there were also interested parties from Kildare, Tipperary and Kilkenny. The farm is well renowned with the previous owner operating an intensive drystock and beef finishing enterprise.
A well-attended auction saw the property open at €800,000 by selling agent John Earley from Property Partners Earley, Roscommon town. Four active bidders ensured the property quickly rose to €925,000. At this point bidding stopped and the property was withdrawn from the market. Private negotiations were then entered into with the highest bidder.
These negotiations proved successful with the deal finally closed at €1m. The farm is believed to have been bought by three local farmers who intend to subdivide it. The farm comes with an extensive farmyard covering 35,000 sq ft with capacity to accommodate 200 to 250 cattle. A two-bed cottage and circa €17,000 worth of entitlements is also included in the package. The fields on the farm are well laid out and serviced by a mains water supply. This attractive package was originally guided at €900,000 to €1m.
