An 86.26-acre farm at Bedfanstown, Drumree, Co Meath, was withdrawn at €960,000 at last week’s public auction. It’s understood that private negotiations are continuing but no deal had been agreed at the time of going to press. Less than three miles from Dunshaughlin and seven miles from Dunboyne, the farm is set out in one 86-acre block of eight fields. It comes with 730 metres of road frontage on to the main Batterstown/Trim road and to a country road. Reported to be “well farmed over the years”, the property was guided at €860,000 prior to auction. Coonan Auctioneers, Maynooth, is handling the sale.

€12,800/acre given by local farmer near New Ross

Anne Carton from PN O’Gorman Auctioneers, New Ross, took an opening bid of €120,000 at last week’s auction of a 13.7-acre parcel at Griffins Cross, Ballykelly, New Ross, Co Wexford. With just two local farmers in contention, the sale price shot up to €176,000, at which stage the selling agent dropped the hammer. This works out at €12,800/acre for the full 13.7 acres, which includes an acre across the road that hasn’t been used in many years.

The land, which is stubble, is mostly in two fields and has been rented out for the past 15 years. It is situated close to the JF Kennedy Park and fronts the main New Ross/Campile road.

Elsewhere, the same agent withdrew a 9.7-acre parcel of land at Garryduff, Campile at €80,000 at last week’s public auction, despite having three active bidders. However, it’s understood that the property has since been sold for a higher figure to a local part-time farmer. The property was guided at €100,000 prior to auction.

68-acre farm open to offers

It’s understood that a 68-acre residential farm at Clonownmore, Killare, Mullingar, Co Westmeath, was withdrawn at €470,000 at last week’s public auction. There were two main bidders on the day and selling agent David McDonnell from Property Partmers McDonnell & Co Mullingar, is in talks with the highest bidder, who is believed to be an agent acting in trust. Currently for sale by private treaty, the property features circa 50 acres of good quality grazing ground and 18 acres of forestry that generates an annual premia of €4,000.

There is also a three-bedroom bungalow residence and a range of farm buildings. The agent is currently open to offers and a guide in the region of €525,000 to €550,000 is quoted.

Wexford land sells after auction

It’s understood that a 30-acre parcel of land at Ballypierce, Bunclody, Co Wexford, was withdrawn at last week’s public auction but sold afterwards in a private deal. It’s believed that a local farmer secured the sale for an undisclosed sum, thought to be in the region of the €300,000 guide price. Sothern Auctioneers, Carlow, handled the sale.

Dairy farmer buys Wicklow parcel

An adjoining dairy farmer secured the sale of a 17.5-acre parcel of land at Mount Pleasant, Tinahely, Co Wicklow, after last week’s public auction.

Selling agent David Quinn, Carnew and Gorey, initially offered the property in three separate lots, two of which got offers, and then put up the entire, which was bid to €110,000. Falling short of the reserve, Quinn withdrew the property at €110,000 but sold it later in a private deal for a higher figure to a dairy farmer. The land contained about four acres of bog and about 12 acres of grazing ground that would benefit from some attention.

Elsewhere, the same agent also offered a 14-acre elevated field at Kilcarra, Arklow, for sale by auction last week. After opening at €100,000, the bidding progressed to €112,000, at which stage the land was withdrawn. It’s understood that good progress has been made since the auction and a number of higher offers have been received. A guide of €8,000 to €9,000/acre was quoted prior to auction.

Locals secure Longford holding

Selling agent Dillon Murtagh from Murtagh Bros, Mullingar, offered a 33-acre residential fragmented farm at Kilmacannon, Newtownforbes, Co Longford, in a number of lots at auction last week.

A derelict house on two acres sold for €26,000, four acres also made €26,000, a further eight acres was withdrawn at €44,000 but sold in a private deal afterwards for a higher figure, while the remaining 17 acres made €68,000. This gave a combine figure in excess of €164,000. All the buyers were local. A three-bedroom cottage belonging to the property was also offered but this was unsold – it’s believed the owners are going to retain this. The land was of mixed quality.

10-acre package in Kilkenny under offer

A single-storey residence standing on 10 acres at Yellow Road, Castlecomer, Co Kilkenny, was withdrawn at last week’s public auction. It’s understood that the property, which comes with a range of outhouses, is now under offer and is currently for sale by private treaty through selling agent Joe Coogan, Castlecomer. The guide is in the region of €162,000.
