43 acres in Monaghan withdrawn

43 acres in Tullyhattna near Castleblaney, Co Monaghan, was withdrawn at €400,000 at public auction recently.

Regarded as good grazing ground, bidding on the day opened at €300,000. With interest generated before auction, it was no surprise that bidding was brisk on the day, with three interested parties swiftly rising the price to €400,000 in €5,000 increments. At this junction, the auctioneer handling the sale, Raymond Fee of Fee and Associates, withdrew the holding. Negotiations are understood to be ongoing.

79-acre Kerry holding exceeds guide

A fine residential property in Kerry made €130,000 over its guide price at auction last week. The property, located at Dromlough, Listowel, Kerry, consisted of 79 acres, a modern dwelling and a yard area in need of modernisation.

Offered in three lots on the day by auctioneer Dillon Prendiville, lot one consisted of the dwelling, the yard area and 37 acres. The second lot was the remaining 42 acres. The third and final lot was the entire. When no bids were placed on the first lot, the second lot was not offered. Attention and interest then turned to the entire.

With a pre-auction guide price of €575,000, bidding began at €600,000. Immediately, the property was placed on the market and the price tag rose swiftly as two eager parties (represented by solicitors) contested the holding, placing 21 bids in €5,000 increments. Finally, the hammer fell at €705,000. It is believed the property was bought by a local dairy farmer.

Beef farms in Westmeath

Beef farms in Westmeath that pricked the ears of many in the area all performed well at auction recently.

The first of the sales was 46 acres on the Meath-Westmeath border at Riverdale near Raharney. Sold in the entire, the property was withdrawn at €255,000 but was sold for substantially more after auction.

Originally guided at €7,000/acre or €322,000, the property opened at €250,000 before being withdrawn after receiving only one bid.

Negotiations afterwards proved fruitful and the property sold for over its guide price.

Hiskintown property

The second Westmeath property was a 36-acre parcel with a residence, which went under the hammer for just over €8,800/acre. Offered in four lots, including the entire, the property was sold in three separate lots, with no bid placed on the entire. Lot one, which consists of a residence on circa 1.5 acres, was sold for €74,000 after opening at €50,000.

The second lot is a circa 25-acre holding. This sold under the hammer at €173,000 after being put on the market at €172,000 and opening on €150,000. The third lot is circa nine-acre parcel and opened at €60,000. Bid to €66,000, it was placed on the market before being sold at €70,000. No bid was placed on the entire.

In total, the €317,000 meant the sale exceeded the guide of €300,000. The auctioneer handling both sales was Padraic Murtagh of James.L Murtagh.

circa €10,000/acre in Cavan

Circa 27 acres of good-quality farmland in South Taghart and Lisagoan, Shercock, Co Cavan, recently sold at auction to a local landowner with an impressive price tag of €260,000 or €9,615/acre.

Presented in old grass and offered in three lots, Ms Lisa Keenan of Keenan Auctioneers handled the sale. Over 40 people attended the auction, with two bidders battling for the parcel. Guided at €225,000, it was a local landowner who bought the parcel. CL
