Auctioneer Henry O’Leary, Clonakilty, has hit the ground running by launching a second sizeable holding to the market in the past week. The 72.7-acre farm, which is located at Knocks, Rossmore, Clonakilty, Co Cork, is non-residential but comes with a modern range of farm buildings.

This latest offering follows the arrival of a 98-acre farm at Carrigcannon, Kilbrittain, Co Cork, which was only launched to the market last week by the same Clonakilty-based auctioneer. The fact that the weather so far has been quite favourable in many parts of the country could mean that the 2017 land sales market might kick off earlier than anticipated.

Described as a “cracking package”, the Rossmore farm has been home to a dairy herd for many years. Set out in one 72.7-acre block, the owners farmed and maintained the property to an exceptionally high standard down through the years. Paddocks and fields are serviced by a long central farm roadway, the fencing is in excellent order and water from a mains line is piped to all divisions. Gently sloping, the land is without waste and is reported to be “excellent quality grazing ground”.

One of the big attractions is the inclusion of a fine 80-space cubicle shed. This shed has a central feed passage with automatic scrapers and would provide ideal wintering accommodation for a farmer who might consider buying it as an outside farm. There is also a disused milking parlour, a hayshed and an open silage pit.

Complete with dual road frontage, auctioneer Henry O’Leary is offering the farm in its entirety or in three separate lots that include circa 22.3 acres; the farm buildings on circa 32.4 acres; and circa 18 acres respectively. It’s probably not surprising to learn that all three lots are already under offer, which clearly reflects the calibre of the property. At the time of going to press, it was suggested that the farm was making a figure in the region of €10,000/acre.

Just seven miles from Clonakilty, the Rossmore farm is currently generating a mix of local and distant interest. The entire is guided in the region of €850,000 or circa €11,500/acre.
