Cork package makes almost €10,500/acre

Around 30 people turned up to Corrin Mart, Fermoy, for the auction of a 55.5-acre residential farm situated at Drumgarriff, Whitechurch, Co Cork, last week where almost €10,500/acre was realised.

Selling agent Eamon O’Brien from CCM Property Network, Mitchelstown, opened the bidding at €425,000, which quickly shot up to €560,000 with the help of a farmer and a solicitor.

After consultation with the vendors, it was decided to put the property on the market at €560,000, but with that, the farmer bidder dropped out and a new man entered the race. It took another €20,000 before the hammer finally came down at €580,000 (€10,450/acre) to the solicitor who was acting for an undisclosed client. It’s understood that the other two bidders were not adjoining farmers.

The property, which came with a two-storey farmhouse and a range of old-style farm buildings, is just 1.5 miles from Whitechurch and six miles from Blarney. With the exception of circa 10 acres that requires attention, the land is of “good quality”.

47 acres in Co Louth still available

It’s understood that a 47-acre farm situated at Rathbody, Ardee, Co Louth, is now available by private treaty.

The property was withdrawn at last week’s auction by selling agent Kieran & McGee, Ardee, who are open to offers for what is described as a “nice block of land”. Currently in stubble and tillage, the property is just two miles off the main Ardee/Carrickmacross at Reaghstown and comes with a single-storey derelict residence as well as some out-offices.

Mayo farm goes private

It’s understood that circa 116-acre farm situated at The Heath, Scardaune, Claremorris, Co Mayo, is still available following last week’s public auction. Auctioneer Vincent Costelloe, Claremorris, Ballinsloe and Tuam, offered the property in five separate lots but each one failed to reach its reserve.

These included circa 12 acres,11.5 acres, 10.8 acres, 57 acres and 22 acres of forestry, respectively. Accessed from a right of way, the farm is now for sale by private treaty at a guide price of €500,000 and includes entitlements to the value of €358/ha.

Big turnout at Roscommon

Such was the scale of the crowd at last week’s auction of a 66-acre residential farm at Clooneen, Athleague, Co Roscommon, that the selling agent had to push back his desk at the top of the room to allow more space for the crowd.

Over 100 people packed into the Bridge House, Athleague, where auctioneer Pat Hughes, Roscommon, offered the property in two separate lots. The first lot, comprising a two-storey residence on 53 acres, opened at €350,000 and steadily progressed to €470,000. After being declared on the market, it took just one more bid of €5,000 to secure the farm at €475,000, bought by a lady from Roscommon town who is believed to have equestrian interests. The land, which is on the edge of a village, could have development potential. There was just one bidder for the remaining circa 12 acres situated across the road. This lot was withdrawn at €65,000 but sold afterwards in a private deal for a figure in the region of €70,000. The buyer was a local farmer who had been renting the land for the past 20 years.

Meanwhile, on the same day, Hughes also offered another 53-acre farm a mile away at Morganstown, Athleague, for sale by auction. This was withdrawn at €255,000 and is currently under negotiation.

Longford parcel sells

Auctioneer Brendan Corrigan, Longford, sold a 12.5-acre parcel of land at Bohey, Drumlish, Co Longford, after last week’s public auction. It’s understood the property was withdrawn at €60,000 but sold in a private deal afterwards for an undisclosed higher figure to a farmer.
