House and 13 acres sells for €675,000 in Virginia

Last Thursday week, auctioneer Eugene O’Dwyer of DNG O’Dwyer, Virginia, sold a period residence set on two acres along with 13 acres of grassland for €675,000, which well exceeded the guide price of €395,000.

According to O’Dwyer, there had been a lot of interest in the property in the run up to the auction, but he had not expected the property to make what it did on the day.

The bidding opened at €250,000 and between three bidders it steadily climbed to €500,000, at which point it was put on the market. From there on, it boiled down to two bidders, one a local and the other an Australian woman.

The local eventually won the tussle for the land and house which has extensive frontage to the fishing lake of Lough Ramor. The property also comes with a number of sheds and outhouses that offer a lot of potential for stabling. The house is said to be in need of refurbishment.

45-acre farm in Meath Hill, Navan fails to sell at auction

A 45-acre farm situated at Meath Hill and Mullaghmore, Navan, Co Meath, failed to sell at public auction earlier this month. The farm was offered in its entirety and in three separate lots.

Selling agent MJ Martin of MJ Martin Auctioneers, Kingscourt, described the land as a “good dry grassland farm,” and said he was currently in negotiations with a number of interested parties.

Lot one, which comprised 29 acres, included some outbuildings and a farmyard and was situated at Meath Hill.

The bidding for this lot opened at €180,000 and worked its way up to €200,000 (€6,900/ac) and received no further offers.

Lot two was situated at Mullaghmore and comprised eight acres. Bidding opened at €50,000 and went as far as €64,000 (€8,000/ac) before it was withdrawn.

The third lot, also situated at Mullaghmore, comprised eight acres and received a single bid of €50,000 (€6,250/ac) before being withdrawn. No offers were made for the entire property.

MJ Martin then withdrew the property from auction and the land is now for sale by private treaty.

Cork Dairy farm fails to sell at auction

A 73-acre residential dairy farm situated at Rathcoole, Mallow, Co Cork, failed to sell at auction last week after receiving only one bid of €700,000 (c €9,590/ac) for the entire property. The farm had been guided at €850,000.

Selling agent Christy Buckley of Christy Buckley Auctioneers, Ballinhassig, said he was “very disappointed” with the auction even though over 60 people showed up to the Hibernian Hotel in Mallow last Friday.

However, Buckley remains confident that the farm will sell privately, after he was contacted the following day by a number of parties who never attended the auction and are now “in the shake-up” for the farm.

The dairy farm, which comes with a 350,000-litre milk quota, has extensive road frontage and is laid out in a number of neat and manageable paddocks, with a central road system which allows access to all fields.

The farm is situated on the banks of the Owenbawn River, so it is well drained.

The farmyard consists of a six-unit milking parlour and two slatted units, with cubicles that have room for around 60 head of cattle.
