25 acres sold in Thomastown Demesne, Golden, Co Tipperary

A 25-acre parcel at Thomastown Demesne, Golden, Co Tipperary, was sold last week for €330,000 (€13,200/ac). The land, which is described as usable and good ground, is laid out in one grassland block.

Selling agent John Fitzgerald of Dougan Fitzgerald Auctioneers, Clonmel, said there had been quite a bit of interest in the property with a good crowd gathering in the Cashel Palace Hotel for the auction as land in the area doesn’t come up for sale that often. The bidding opened at €200,000 and rose quickly with seven different bidders making offers. The farm was put on the market at €300,000 before eventually selling for €330,000. The buyer was a dentist from nearby Tipperary town.

81-acre Meath farm sells after auction

An 81-acre farm in Ginnits, Summerhill, Co Meath, was sold last Tuesday. The property was offered by selling agent Raymond Potterton, Navan. The property was bid as far as €630,000 between three bidders before being withdrawn by the vendor. It was sold immediately afterwards for a substantially higher price. The property opened at €550,000 and steadily increased in bids of €10,000. The farm, which is said to be very good land with 500m of road frontage, was bought by a local farmer.

A second property, a 105-acre residential farm, was offered by Raymond Potterton Auctioneers on the same day. Located in Sheepstown, Delvin, Co Westmeath, this substantial farm is laid out in one block and divided into large divisions. Bidding opened at €600,000 and went as far as €640,000 before being withdrawn. Negotiations are ongoing.

80-acre farm in Ballickmoyler

A circa 80-acre farm in Ashfield, Ballickmoyler, Co Laois, was sold privately last week after being withdrawn from auction. The property had opened at €300,000 and rose to €415,000 before being withdrawn and sold privately for “substantially more”. Selling agent Philip Byrne of Coonan Auctioneers, Celbridge, said the farm had generated a good lot of interest and had three different bidders. The farm is comprised of circa 80 acres of good quality land currently used for grazing and has extensive road frontage. It features a derelict farmhouse, haybarn and silage pit.

29-acre farm fails to sell at auction in Roscommon

A 29-acre farm in Moher, Ballyleague, Lanesboro, Co Roscommon, failed to sell at auction last week. Vincent Egan Auctioneer, Boyle, said there were a good few inquiries for the land but few bidders on the day. The property opened at €100,000 and rose in bids of €5,000 to €120,000 before no more offers were made and the property was withdrawn by the vendor. Vincent Egan said negotiations were ongoing with an interested party and he is confident the land will sell.

Farm in Gorey sells for €425,000

A circa 50.58-acre farm located in Ballyoughter, Gorey, Co Wexford, was sold at public auction last week for €425,000 (€8,500/ac). The farm was offered in three separate lots but was sold in its entirety to a local farmer. Michael Kinsella of Kinsella Estates, Gorey, said the farm had attracted a lot of interest because of the quality of the land and its proximity to the town of Gorey.

In front of a packed auction room, the bidding opened at €330,000 with several bidders making offers for the land. After going through the lots a number of times, the farm was eventually put on the market the third time around the lots after an offer of €390,000 was made, before selling at €425,000.

The land is laid out in two divisions and under permanent pasture with a freshwater source and a number of outbuildings and a hayshed.

Excellent 30-acre parcel fails to sell

An excellent quality farm in Borrisoleigh, Co Tipperary, failed to sell at auction last week. The circa 30.5 acre farm had been bid as far as €260,000 (€8,524/ac) but was withdrawn by the vendor after it failed to reach its guide price of €300,000 and private negotiations are ongoing.

Eoin Dillon of REA Eoin Dillon, Nenagh, said he was surprised at the lack of interest given the quality of the land. The bidding opened at €150,000 and rose in bids of €10,000 to €240,000. After a short break, the auction resumed with the bids now rising in fives to €255,000.

After a second break, one final bid of €260,000 was made for the farm, before being withdrawn by the vendor.

The farm is of excellent quality and is laid out in neat paddocks with extensive farm roadways, piped water, cattle crush and a modern slatted shed with capacity for 150 cattle. There is no single farm payment or milk quota attached to the lands.
