Talks continue in Co Kerry

A 38.32-acre parcel of land at Annagh, Tralee, Co Kerry, was withdrawn at the recent public auction. Selling agent Ger Carmody, Tralee, is currently in talks with some local parties, but as yet no deal has been reached.

The land, which incorporates circa 19.3 acres of mature forestry, is described as “summer grazing land” and was guided in the region of €150,000 prior to auction.

€10,000/acre near Ardfert

Meanwhile, the same agent sold a 30-acre block of land at Listrim, Ardfert, Co Kerry, for €300,000 at auction earlier in the autumn. Described as “fair to good quality”, the property attracted three active bidders and was bought by a local farmer for exactly €10,000/acre. The property had been guided at €260,000.

Active bidding at auctions in Louth and Monaghan

Three active bidders helped drive the sale price of a 17.8-acre parcel of land at Drumass, Inniskeen, Co Monaghan, into €155,000 at last week’s public auction. The property, which was elevated, contained around two acres of rock outcrop, but that didn’t seem to deter any of the bidders. It sold under the hammer of Anthony McArdle, Dundalk, for €8,700/acre to a local farmer. The property was guided in the region of €150,000 prior to auction.

€11,600/acre near Annagassan

Elsewhere, the same agent achieved some strong prices for a few other parcels of land within the Louth border. At Lynns, Annagassan, Co Louth, a 11.2-acre field was withdrawn at auction at €120,000 but sold afterwards in a private deal for a figure in the region of €130,000 or €11,600/acre. Described as a “lovely field”, the land is currently in tillage, is well drained and has a south-facing aspect. It was bought by a local.

€13,100/acre near Knockbridge

Meanwhile, Anthony also sold an 18.79-acre residential parcel, this time located at Drumcah, Knockbridge, Dundalk, Co Louth, in two lots for a combined total of €246,000. The first lot, comprising an old dwelling house and farm buildings on 10.89 acres, opened at €100,000. Moving in €1,000 increments, it was later knocked down at €131,000 or €12,000/acre to a local farmer. The remaining 7.9 acres opened at €70,000 and sold for €115,000 or €14,500/acre. This gave a combined figure of €246,000, or an average of almost €13,100/acre for the 18.79 acres, which represented a strong price for hilly, elevated land. Both lots were bought by locals.

Fresh interest emerges in Co Mayo

A 24-acre non-residential parcel of land at Curraghboy, Binghamstown, Belmullet, Co Mayo, was withdrawn at last week’s public auction. It’s understood that selling agent Karl Fox from Fox and Gallagher, Ballina, has received a flush of inquiries since the auction and a higher offer has since been submitted. Apart from locals, interest has also emerged from the UK and the US. Described as “mixed quality”, the land comes with a cottage residence in need of complete refurbishment which could benefit the granting of planning for a replacement house. Meanwhile, just five miles away, the same agent sold a cottage on circa three acres situated close to Blacksod Bay, Belmullet, for €92,000.
