Quinn Properties, Carnew and Gorey, is handling the sale of a substantial residential farm situated in Ballycarney, Enniscorthy, Co Wexford. The farm, which is known locally as Roseville, comprises a two-storey residence, a farmyard and circa 111.57 acres.

The residence was constructed in 1995 and includes an entrance hall, sitting room, kitchen, downstairs office, utility rooms, five upstairs bedrooms (one of which is en suite) and a family bathroom.

The farmyard is set a short distance from the house, with its own separate entrance from the main road.

The yard has a number of outbuildings, including a three-bay shed with lean-to and feeding barriers, a three-bay with double lean-to, a cattle crush and a holding pen.

The land at Roseville is all in grass, apart from a 16.5-acre parcel situated across the road from the house, that was planted in forestry two years ago. The forestry plantation returns an annual premium of €3,500, with 18 years of grants remaining.

Selling agent David Quinn describes the land as free draining and “of the highest quality, suitable for most farming enterprises”. The land is supplied with water throughout and has the benefit of a hard core roadway running through the farm, giving access to most of the land.

The property will be offered for sale in its entire or in three separate lots. Lot one comprises the house, farmyard and 23 acres. Lot two extends to 38.68 acres, while the third lot comprises the remaining 49.47 acres.

Roseville house and farm will be offered for sale by public auction on Friday, 7 November, at 3pm in the Gorey offices of Quinn Property. The house and farm is guided at €10,000/acre.
