Cahir and the surrounding area seems to be a hive of activity this year. A number of properties have come to the market over the summer months here and in Tipperary in general. A week doesn’t go by where you don’t hear about a sale or holding offered that makes you gasp.

For example, an auction taking place today in Cahir for the well-renowned Bengurragh House on 110 acres is expected to generate significant interest around the local area and early reports suggest that strong buyers are in contention for the holding.

Kedrah Castle

Kedrah Castle is another holding that continues the trend of high-quality properties on the market in this area. With an impressive 104 acres, a residence with potential and a quarry that could reap monetary returns, the holding is not to be frowned at.

In fact, the nature of this property would encourage a range of buyers to enquire. Those interested in bare land would have over 80 acres (20 acres of quarry makes up the balance) of good agricultural ground to work with. Those interested in a quiet country residence with substantial acreage would be satisfied or, alternatively, a party looking to invest in a quarry with the added bonus of a house and land may have something to sing about here.

This trio of the house, the quarry and the land ensures the property has a guide price to match. A price tag in excess of €2m is what auctioneer Clive Kavanagh of Jordan Town and Country Estate Agents has placed on the holding. This represents the potential in the holding overall.

The land and quarry

Formally a dairy farm, in recent times the property has been used as an equine enterprise. The land is good Tipperary ground with fine limestones soils.

Laid out in 12 divisions, it is all in permanent pasture and, with the land partly post and railed, it has excellent shelter and internal roadways, giving access to nearly all paddocks. There are several streams ensuring a never failing water supply.

The large quarry is not operational at the moment but supplied limestone rock to Cahir bypass (1985 and 1990) and the M8 (2007 and 2008). A professional assessment was carried out of the quarry in November 2017 which showed that there is still considerable reserves of limestone rock, the auctioneers informed Irish Country Living.

The residence and yard

The residence is an old stone and slate farmhouse extending to circa 2,400 sq ft and is attached to Kedrah Castle (a tower house in ruins).

While it needs considerable modernisation it is a wonderful setting with panoramic views of the Galtee and Comeragh Mountains. The extensive concrete yard includes an array of buildings, including four open sheds (two with lean-tos) and a useful workshop, 13 stables, two tack rooms, a feed house, a large sand arena and lunge ring. The latter two are in good condition.

While in the past the farm has been run as a dairy farm, in recent times it has been an equestrian centre.

Due to its relatively central location and proximity to the motorway, Kedrah Castle has hosted numerous events over the years. It has hosted hunter trials, pony club camps and rallies, as well as carriage driving competitions. There has also been one- and two-star Ireland horse trial events and an event called Mayhem, which was a 5km cross-country obstacle course.

Interestingly, the farm has also been used to film the popular RTÉ series Ireland’s Fittest Family.

It has been a busy number of weeks for Clive Kavanagh of Jordans. Among the numerous auctions upcoming, such as Kedrah Castle, the 180 acres in Moyne and Coolnabehy near Durrow in Co Laois is another which is sparking interest.

Offered with four cottages, the holding is guided at €950,000 in its entirety but is offered in three individual lots also.

Lot one: This refers to 76 acres with circa 25 acres in mature timber (the shelter belt). This holding has extensive frontage onto two roads and is mostly good quality. It is suitable for arable or grazing purposes. The guide price is €550,000 or over €7,200/ac.

Lot two: Offered here are four cottages, all of which are in need of some modernisation on a site area of 0.64 acres. The guide on this is €150,000.

The 180 acres in Moyne and Coolnabehy, near Durrow in Co Laois, is another holding which has been sparking interest in the last few weeks.

Lot three: The final individual lot is circa 104 acres in one block. It is currently in timber with a mixture of hardwoods and softwoods. While there are no premium payable, there is substantial road frontage and some old farm buildings. The guide here is €300,000 or just under €3,000/ac.
