Longford land prices have recovered after hitting their lowest recorded level in 2018. The average price in 2019 was €7,411/ac, up 16% on the year before. But in reality this is in line with normal Longford prices of between €7,000/ac and €7,500/ac.

There were 1,271ac recorded on the market in Longford last year, up almost 20% on 2018. However, the number of farms offered to the market dropped from 37 in 2018 to 26 in 2019.

Auction is definitely the more popular method of sale, accounting for 16 of the 26 farms on the market. However, just five were sold under the hammer. Meanwhile, six of those that were withdrawn at auction sold on the day during negotiations afterwards. All of the properties that achieved over €11,000/ac were brought to auction and either sold under the hammer or straight after the auction. Some 33ac at Rossduff, Aughnacliffe, sold for €377,000 which was almost €11,500/ac under the hammer to a dairy farmer.

Business and forestry buyers were the most active in the Longford market last year. However, this was followed closely by beef and mixed farmers (which were mostly beef and sheep enterprises). There were three properties over 100ac offered to the market last year, two of which sold. One of these was the 191ac Cooleeny House which has considerable frontage along the N4 and was originally offered for sale in two lots. But the entire is believed to have sold to a business person after it was withdrawn at auction when bidding stalled at €1.61m. The average price for properties less than 40ac was €7,903/ac, compared to €6,568/ac for offerings of 40ac or more.
