A well-located 94-acre non-residential farm at Ballymacoll, Dunboyne, Co Meath, sold under the hammer last week for €1,070,000.

The property, which is equidistant between Dunboyne and Maynooth, came to the market with a seven-bay hayshed and a range of handling facilities. At the auction, Coonan Auctioneers, Maynooth and Celbridge, initially offered the property in two separate lots but it was the entire that won out on the day.

The first lot comprising the farmyard on circa 32 acres was bid to €250,000 while there was no bid placed on the remaining circa 62 acres. With that, the entire opened at €800,000 and briskly proceeded in €20,000 increments to €880,000. After consultation with the vendors, further offers were invited and the property was later placed on the market at €930,000. Around this time, one of the initial two bidders dropped out and a new man decided to try his hand.

Moving in €5,000 increments, the hammer eventually fell at €1,070,000 in trust to an agent who was acting for a client. The underbidder was a Dublin-based solicitor who was also acting in trust. This works out at almost €11,400/acre.

Situated adjacent to the famous Ballymacoll Stud, the land had been traditionally farmed over the years and was used to graze beef cattle. It was guided at €10,000/acre prior to auction.

Meanwhile, the same agent withdrew a 39-acre parcel of land at Bryanstown, Maynooth, Co Kildare, at €430,000 at last week’s public auction.

It’s understood there were two main bidders at the auction and the property is now under negotiation. Described as a “real good piece of ground”, the property lies close to Moyglare Stud and is laid out in three nice grass fields. It was guided in the region of €10,000 to €12,000/acre prior to auction.
