One bid seals it in Carlow

Bidding on 22 acres of non-residential prime farmland in Co Carlow was over as soon as it had begun with only one bid, which proved successful. The parcel did not have any road frontage and was located down a shared avenue with ten other farmers which may have dampened interest, according to Charlie McDermott of Sherry Fitzgerald McDermott, Carlow the auctioneer responsible for the sale. The property opened and closed at €200,000 (€9,000/acre), receiving one bid which saw the hammer drop.

While currently in pasture the package would be suitable to other enterprises with the successful buyer believed to be a potato farmer from the area. The property was originally guided in the region of €200,000 to €250,000.

22 acres sold after private negotiations

A 22 acre non-residential property located at Druming, Ardagh, Co Longford was withdrawn at €156,000 during public auction. Bidding on the parcel was opened at €120,000 with two local farmers registering interest. The price quickly rose to €156,000 at which point it was withdrawn from the market. Private negotiations were then entered into with the highest bidder, with the property selling to a local person.

The property does have extensive road frontage however it is located on a bend, negating the potential benefits of the road frontage.

While used by the previous owner for equestrian purposes it would be suitable for any grazing enterprise. Selling agent Dillon Murtagh of Murtagh Bros auctioneers, Mullingar handled the sale.

€10,000/acre in Cavan

Demand came from local farmers for a small 10-acre non-residential package located in Bracklin, Bailieborough, Co Cavan at last week’s public auction. Bidding was opened at €70,000 by auctioneer Mj Martin based in Kingscourt.

Bidding from two local farmers quickly drove the price up to €100,000 at which point the property was placed on the market. One further bid to bring the property to €101,000 was enough to bring the hammer down.

Described as good grazing ground the parcel, currently in pasture, was laid out in one division.
