The agricultural land market in the north Cork region of Macroom and Coachford certainly doesn’t suffer from lack of hunger when farmland arrives on the market.

There is nearly always a buoyant appetite for land in the region from a mix of dairy farmers and drystock farmers eager to expand their current operations. To add to these, there can also be a nice level of interest from city-based working professionals who have the desire to own a piece of land in the country and possibly build a house.

Such buoyancy should bode well for a 49-acre residential holding at Dromatimore, Aghabollogue, Coachford, Co Cork, which has been brought to the market by auctioneer Killian Lynch, Macroom.

This attractive holding lies on the outskirts of Aghabollogue village, three miles north of Coachford, and reportedly, has been maintained to an exceptionally high standard.

The calibre of what’s on offer is certainly reflected in the €15,000/acre guide price (including house and yard), clearly representing the upper end of the market.

Set out in one 49-acre block, the farm has been used over the years to graze beef cattle. It is primarily laid out in six level, easily worked fields that are fenced and piped with water from a private well. The land is said to be without waste.

The residence is a listed two-storey four-bedroom house that requires renovation. The yard features a number of newly built sheds that include a three-bay slatted shed, cattle handling facilities and a slatted holding yard.

There is also a cubicle shed with 24 spaces, a stable, workshop and some stone outbuildings.

Auctioneer Killian Lynch is offering the farm in its entire or in two separate lots that include the house and stone buildings on 1.85 acres (guide €150,000) and the farmyard on circa 47 acres (guide €600,000), respectively. The entire is guided in the region of €750,000.

The property is scheduled to go to auction on 11 November next in the Castle Hotel, Macroom, at 3pm.

It’s understood that all three lots are generating significant interest.

Given its proximity to the village, the property had planning permission for 20 detached houses but this has now lapsed.
