It was clear from the outset that most of the interest in the circa 41-acre farm situated in Newtown, Taghmon, Co Wexford, was in the entire. Reported to be in “excellent heart and without waste”, the land is laid out in four good-sized fields, is in tillage and grass and has extensive dual road frontage. It is situated just 2.5 miles from Taghmon and less than a mile from the Duncannon new line road.

With 25 people in the room, selling agent John Radford from Sherry FitzGerald Radford, New Ross, got no bid for either of the two lots, that included circa 16 acres and 25.6 acres respectively.

With that, he turned his attention to the entire and opened the bidding at €300,000.

Moving in €10,000, the sale price progressed to €440,000 with the help of two active bidders.

After a brief recess, John declared the farm on the market at €440,000 and two bids later, the hammer fell at €460,000 (€11,200/acre) to a local accountant who was acting in trust. The underbidder was a local farmer. The farm was guided at €8,000-€10,000/acre prior to auction.

Meanwhile, the same agent sold 10 acres situated near Wellington Bridge for €8,500/acre to a local farmer, while 12.5 acres in Ballyknock, New Ross, sold prior to the scheduled auction in a private deal.

The land was guided at €10,000/acre and it’s understood that the price achieved was higher than this. CL

Multi-auction IN DUBLIN

Ganly Walters, Dublin, held a multi-auction of a number of properties, ranging from commercial to agricultural, last week. Among these were three land parcels that included a 40-acre farm situated in Maganey, Co Kildare, which sold for €410,000. A 38-acre parcel located in Clonmannon, Co Wicklow, made €147,000, while a further 23 acres situated in Rabaune, Co Mayo, were withdrawn at auction, but sold afterwards in a private deal for an undisclosed figure. The advised minimum value for this lot was €60,000.

Clare parcel sells after auction

It’s understood that a 20-acre parcel of land situated in Moheraroon, Carron, Co Clare, was withdrawn at last week’s auction, but sold afterwards in a private deal for an undisclosed sum. The land, which is in the Burren region, is suited to both rough grazing and some meadowing. Vaughan Hannon Auctioneers, Ennistymon, handled the sale.

1,000 acres of forestry sell prior to auction

O’Donnellan & Joyce, Galway, staged a multi-auction of over 50 lots last week, which included a number of land parcels. Among these were a number of plantations extending to over 1,000 acres across Co Mayo and Co Donegal. The majority of these were sown to Sitka Spruce and Sitka Lodge Pole Pine and, according to the agent, generated a significant number of calls on the build-up to the auction.

However, it’s understood that a deal was agreed for an undisclosed amount prior to the auction. The advised minimum value (AMV) for the entire 1,000 acres was €420,000 and it’s believed that the property made in excess of this.

On the same day, a 28.8-acre parcel of land situated in Drum East, Bushypark, Galway, was withdrawn at auction (AMV €300,000), as was a 34-acre parcel situated in Kincullia, Loughrea, Co Galway (AMV €172,000). It’s understood that both lots are currently generating a steady level of inquiries.

Talks continue for Meath land

There were two bidders at last week’s auction of an 11-acre parcel of land situated in Tricoghan, Clonard, Co Meath. Selling agent Murtagh Bros, Mullingar, took an opening bid of €50,000, which steadily progressed to €80,000. Falling short of the €100,000 guide price, the property was withdrawn at €80,000 and is currently under negotiation.

The highest bidder at the auction was a person acting in trust, while the underbidder was a young couple. Described as a “nice, square block”, the property came with good road frontage and is currently in grass.

56 acres in Longford

Meanwhile, the same agent offered a 56-acre farm situated in Derryveagh, Foigha, Co Longford, for sale by auction last week also. There was minimal interest expressed at the auction, but Murtagh Bros was approached by at least five interested parties afterwards. It’s understood that a number of bids have been received, but no deal has been concluded yet. Rented out for a number of years, the property is currently being offered in one lot only.

€12,500/acre given in Co Carlow

A 30-acre parcel of land situated in Kilcoole, Rathoe, Co Carlow, sold in three lots at last week’s public auction. The first lot, comprising 5.6 acres, sold under the hammer for €74,000. A further 5.3-acre lot also made €74,000, while the biggest parcel of circa 19 acres was knocked down at €227,000. This gave a combined total of €375,000, or an average of €12,500/acre. Described as a “lovely piece of ground”, the property was bought by locals from the general area.
