Auctioneer Eamon O’Flaherty from Property Partners Brady, Maynooth, in conjunction with Sean Doyle, Agri Consultant, is handling the sale of a circa 72-acre non-residential farm at Glenmore, Elverstown, Ballymore Eustace, Co Kildare.

Elevated, the property commands panoramic views of the Wicklow Mountains and the Blessington lakes on one side with Punchestown Racecourse and Naas on the other. Keenly priced at €6,000 to €7,000/acre, the property is scheduled to go to auction on 10 October at 3pm in Lawlors Hotel, Naas

Just three miles from Ballymore Eustace, the farm will be offered in its entirety or in two separate lots that include circa 21.5 acres laid out in two fields, while the remaining circa 50.5 acres lies across the road. This lot was used for meadowing earlier in the summer and is described as “good quality grazing land”.

Sold after auction

Despite being withdrawn at auction, a 17.5-acre parcel of land at Bawnogues, Straffan, Co Kildare, successfully sold after auction for over €14,000/acre last week. Just over a mile from Straffan village and close to the K Club, the land is currently in two grass fields and although having limited road frontage, could make a suitable site for the construction of a residence.

Before a large crowd, joint agents Eamon O’Flaherty from Property Partners Brady, Maynooth, and Sherry FitzGerald Reilly, Clane, opened the bidding at €150,000. With the help of three active bidders, the sale price quickly progressed to €200,000. Falling short of the €225,000 guide price, the property was withdrawn at €200,000 but extensive negotiations afterwards saw a private deal completed for a figure in the region of €250,000, which works out at almost €14,300/acre. The buyer is believed to be a north Kildare businessman with equine interests.
