Cumisky Auctioneers, Balbriggan, handled the sale of four land parcels recently. A 44-acre non-residential farm located at Birds Field Farm, Ballyboughal, Co Dublin, was withdrawn at the recent public auction at €460,000. Described as a “lovely farm”, the property has been in the same family for many years and came with a number of outbuildings. Private negotiations ensued after auction and a deal was concluded for a “substantially higher figure” with a local farmer. The property was guided in the region of €550,000 prior to auction.

€15,400/acre near Gormanstown

Elsewhere, a 37-acre non-residential parcel of land located at Knocknagin, Gormanstown, sold under the hammer for €570,000 (€15,400/acre) recently. This was a unique parcel of land, bounded by the Belfast/Dublin railway line to the west and the Irish sea to the east. Currently in tillage, it was believe to be bought by a person living locally.

permission near Effelstown

A 17-acre parcel of land with full planning for a house at Kingstown, Effelstown, Lusk, was withdrawn in its entirety at €430,000 at auction. It’s understood that there has been an increased offer since the auction and the agent is confident of concluding a deal in the near future.

The property included full unrestricted planning for a residence on 1.13 acres – this lot was making €190,000 at auction – and is clearly one of the key selling points.

55 acres withdrawn

Cumisky Auctioneers withdrew a 55-acre farm at Walshestown, Lusk, at €320,000 at the recent public auction. It’s understood that a private deal was agreed afterwards with a local farmer.

47.5-acre Tipperary farm open to offers

Auctioneer Matthew Ryan, Tipperary town, is open to offers following the recent auction of a 47.5-acre non-residential farm at Poulaculleare, Cahir, Co Tipperary. Despite a steady level of interest on the build-up to auction, the property was withdrawn and is now for sale by private treaty at a guide price in the region of €9,000/acre. Situated beside the M8 Cork/Dublin motorway close to Kilcoran Lodge Hotel, the farm is laid out in five fields, has a central farm roadway, and comes with a stone-built store house, a four-bay hayshed with lean-to, a cattle crush and pen.

Elsewhere, Matthew also sold a 10.5-acre parcel of land on the outskirts of Tipperary town for €160,000. The property came with a derelict residence and was bought by a farmer for over €15,200/acre.
