Tipperary land averages €9,500/acre

A 49-acre non-residential parcel of land at Gurteenphooka, Donohill, Co Tipperary, sold under the hammer for almost €9,500/acre last week.

Selling agent Matthew Ryan, Tipperary town, opened the bidding at €350,000 and with the help of three interested parties, the sale price progressed to €457,500. At this stage, Matthew was given instructions to declare the land on the market at €457,500 and, a few bids later, dropped the hammer at €465,000 (almost €9,500/acre) to two local farmers.

Let out for a number of years, the property has the potential to be transformed into a fine block of land with the help of some attention. Currently in grass, the land comes with extensive frontage to two roads and is well sheltered.

Talks continue for Sligo farm

Auctioneer James Kilcoyne, Ballaghaderreen, is in talks with a number of interested parties following the auction of a 69-acre residential farm at Cloonahinshin, Bunninadden, Ballymote, Co Sligo.

The property was withdrawn at auction at €275,000 but received a higher offer immediately afterwards. It’s understood that negotiations are continuing and the selling agent is confident of concluding a deal in the short-term.

Mostly set out in a single block, the property comes with a disused cottage residence, a small range of farm buildings and entitlements to the value of €3,996 (for 2017).

The land itself is mixed with circa 34 acres of very good grazing ground, a further 14 acres of average-quality land, while the remaining circa 21 acres is poorer quality, incorporating some turbary. Situated just over three miles from Ballymote and 1.5 miles from Bunninadden, the land features dual road frontage and was guided in the region of €300,000 prior to auction.

Castlepollard making progress

A 28-acre non-residential parcel of land at Ballycomoyle, Castlepollard, Co Westmeath, was withdrawn at €97,000 at last week’s public auction.

It’s understood that selling agent Paddy Murray from Murray Auctioneers, Castlepollard, took a higher offer straight after the auction and although things are progressing, no deal has been concluded yet.

Described as “reasonably good quality”, the land is currently in grass and is accessed from its own private entrance. It was guided in the region of €160,000 prior to auction.
