Fitzgerald Auctioneers, Kilkenny, is handling the sale of two blocks of land situated just outside Kilkenny city. The two holdings are being offered for sale on the instructions of the trustees of St Kieran’s College, Kilkenny.

The first holding is situated in Ballyhendrican, Ballycallan, Co Kilkenny, just five miles from Kilkenny city. Comprising 82.15 acres, the land is all in grass and has the benefit of frontage onto three separate roads. The farm is laid out in three separate divisions and will be offered for sale in its entire or in separate lots. Lot one extends to 30.5 acres, while lot two comprises 26.6 acres. The third lot comprises the remaining 25.1 acres. A fourth lot will be offered, which is a combination of lots two and three (51.7 acres).

Selling agent David Fitzgerald describes the lands at Ballycallan as “good grazing land” and is guiding €12,000-13,000/acre.

The second block of land that Fitzgerald Auctioneers is offering for sale, is situated just 5km away, in Graigue Hartford, Kilmanagh, Co Kilkenny. The land extends to 39.27 acres and includes the remains of a derelict two-storey Georgian house.

The land has extensive road frontage, as well as frontage onto the Glory river. Again Fitzgerald Auctioneers will offer this land for sale in its entire or in separate lots. Lot one comprises 17 acres with dual road frontage and river frontage, lot two consists of a 6.7-acre field with road frontage, while the third lot extends to 14.2 acres.

The fourth lot comprises the ruins of the old Georgian house on half an acre, which is accessed via an overgrown avenue with a derelict gate lodge. Once again, selling agent David Fitzgerald is guiding €12-13,000/acre.

The lands at Ballycallan and Kilmanagh will both be offered for sale by public auction on Thursday, 11 December, in the Club House Hotel, Patrick St, Co Kilkenny. The auction for the 82 acres at Ballycallan will start at 2.30pm, while the Kilmanagh lands will go under the hammer at 4pm.

St Kieran’s College, which is one of Ireland’s oldest Catholic secondary schools, has rented the lands over the last number of years to local farmers.

26-acres attract stiff competition

Auctioneer David Quinn reported the sale of a 26-acre holding in Tominearly, Clonroche, Co Wexford. Bidding opened at €200,000, and between four bidders it rose steadily to €360,000, at which point it was put on the market. A local farmer won out with his bid of €385,000 (€14,808/acre), which far exceeded the guide price of €280,000-300,000. The land included a derelict two-storey farmhouse, as well as a farmyard and a range of outbuildings. The land is laid out in five separate divisions, with 20 acres of excellent-quality land. The remaining six acres are said to be boggy, but suitable for grazing.
