Portarlington-based auctioneer Matt Dunne will offer two parcels of land for sale by public auction next month.

The first farm is situated at Coolbanagher, Emo, Co Laois, just off the main Portlaoise/Portarlington road and adjacent to the entrance of Shaen Hospital.

The farm, which extends to c40.32 acres, also includes a small derelict cottage and farmyard. The farmyard comprises a three span hayshed with lean-to and a number of other stone outbuildings.

The land is currently under a mixture of cereals and grassland and according to Dunne this is a great opportunity to acquire “some of the best land in the country.”

Because of the quality of the land, Dunne is expecting a lot of interest in the property and is guiding a price of €10,000 per acre.

The second parcel of land that Dunne will offer for auction is situated on the outskirts of Portarlington. Extending to c26.8 acres, the land is all in grass and zoned for industrial uses.

Like many parcels of land on the outskirts of a town, it was bought for millions a number of years back. Dunne says it is for sale today at a much more realistic price of €15,000 per acre. The land is for sale in its entire or in two separate lots. Lot one comprises c23 acres with extensive road frontage. The second lot comprises c3.8 acres and has significant development potential as it comes with a valuable industrial entrance.

Both parcels of land will be offered for sale by public auction on Tuesday 4 November at 3pm in the Gandon Inn, Emo.
