Auctioneer Daniel Lehane, Dunmanway, is handling the private sale of a circa 154-acre residential farm at Knockyrourke, Kiskeam, Co Cork.
A substantial land block, it is one of the biggest to come up for sale in Munster this year. Accessible to Cork, Kerry and Limerick, it is being offered together or in two lots with easy natural division of a lane way between them.

The lands are easily accessed, only half a mile from Kiskeam village, just off the Boherbue road. There are two derelict farmhouses on the land, as well as some outbuildings.
The land could be described as typical of the area. The ground around the yard is of very good quality with the balance in rough grazing.
The yard area is located in the centre of the property with the 154 acres sprawling out from it. Situated here are two derelict houses, albeit with roofs on them. This presents the possibility of being able to live within the two lots. A replacement house would most likely have to be built, subject to the relevant planning permissions being granted.
Behind the main dwelling house stands a fantastically built set of stone outhouses.
A few hundred metres behind the yards there is an old lime kiln in a very well preserved state.
There is plenty of potential in the property. With a lot of dairy farming in the area, auctioneer Daniel Lehane sees potential for a dairy enterprise to be operated at Knockyrourke.
“There would be a lot of dairy farmers looking at this as a possible second standalone unit, due to the substantial land bank and the central yard providing the perfect location for a parlour,” Lehane said.
Access
Access to the farm is by a right of way but it is a significant lane way in good condition.
The yard and buildings are gone past their sell-by date but there is plenty scope to put sheds up.
Walking the farm, you could see the potential that exists. The hedges were in good shape. However, they are in need of tidying up. Overall, the land does need work to bring it back to good quality grazing ground having been neglected in recent years.
Two lots
It is being offered in two lots to give those in the locality a chance, according to Lehane, but it can also be offered as one lot. Lot one consists of circa 77 acres while lot two consists of circa 76.8 acres. Of the total package, an estimated 30-40 acres was used for silage production over the past number of years. These fields are generally larger and cleaner. The grazing ground is predominantly laid out in much smaller fields and may benefit from the removal of some hedges
On price, the land could be described as being at the top end of forestry value and bottom end of agricultural value, with the guide price of €830,000. This equates to a price of excess €5,300/acre. The farm is being offered for sale by private treaty.
