One of the top auctions of last week took place in the Ashdown Park Hotel, Gorey, where auctioneer David Quinn, Carnew & Gorey, offered an 81.3-acre non-residential farm situated at Ballydaniel, Camolin, Co Wexford, for sale by public auction. This was a well-known farm in the area that generated a lot of local interest on the build-up to last week’s auction.

Such interest was clearly reflected on the day when the property surged past the €10,000 to €11,000/acre guide price and sold for an unexpected €16,700/acre.

With over 100 people in the room, David initially offered the property in a number of lots that included circa 38.1 acres, circa 27.7 acres and circa 15.4 acres. After a couple of rounds of bidding, the lots arrived at a combined total of €1.23m.

Having earlier opened at €1.1m, bidding for the entire progressed to €1.25m, at which stage David declared the entire on the market. With just two main players in contention, the entire jumped past the €1.3m mark and later sold for €1.36m to a local farmer. The underbidder was also a local farmer. This works out at €16,700/acre, which represents an extremely strong price for a sizeable block of land in the area.

Generating a mix of farming and business inquiries, this was a real local auction with all the interest emanating from people within the Camolin region and its environs. Such was the strength of the bidding that it’s thought there were a number of other customers in the room who didn’t get to bid, particularly as the price progressed beyond the €12,000/acre mark.

Set out in a single 82-acre block, the farm at Ballydaniel is laid out in seven well-sheltered fields that come with substantial road frontage to the N11 Dublin/Enniscorthy road and to the local Camolin/Ballycanew road. With the exception of nine acres which is currently in spring barley but undersown to grass, the remaining circa 73 acres are in permanent pasture.

Elsewhere, auctioneer Francis Kearney, Ballinahown, Athlone, will auction a 44-acre residential holding situated at Castledaly. Moate, Co Westmeath, in five different lots. The property, which is divided by the road, by the Dublin/Galway railway line and by the Boore river, comes with a single-storey residence and a range of out-offices. The auction takes place on Friday 1 July in the Grand Hotel, Moate, at 3pm. The lots include 6.5 acres of good quality grazing ground; the two-bedroom single-storey residence with out-offices on circa four acres; a 23-acre parcel of grazing ground situated across the road; 11 acres of bog and the house on circa 33.5 acres. The grazing ground is guided in the region of €6,000/acre.
