Fifty-one acres in Kildare

A 51-acre block at Crockaun, Ballyshannon, Kilcullen, Co Kildare, was withdrawn at auction last week and is currently in private negotiations with the highest bidder. Described as top-quality, the land was contained in one block and was laid out in five divisions, all of which are in permanent pasture.

The farm comes with a cottage-style residence that is excellent condition. Also incorporated in the package is a five-bay hay shed with a lean-to and a cattle crush. Bidding on the property opened at €350,000 with three active bidders driving it up to €430,000, or in excess of €8,400/acre. The property was withdrawn at this point and remains unsold. The guide price prior to auction was €10,000/acre. The sale is being handled by CME Auctioneers, Kildare.

Fifty-five acres in Tipperary

Elsewhere, a 55-acre parcel with an address at Ballyvaughan, Powerstown, Clonmel, Co Tipperary, also went for public auction last week. The property was offered in two lots of circa nine acres and a second lot of circa 45.5 acres. There was no interest in the entire on the day. The first lot of circa nine acres was sold under the hammer for €233,000, or in excess of €25,000/acre. The second lot of circa 45.5 acres was not sold and was withdrawn at €330,000. A substantially higher offer is believed to have been made since. However, a deal is yet to be struck. REA Stokes and Quirke, Clonmel, are handling the sale.

Twenty-seven acres in Tipperary

Although continuing the trend of being withdrawn at auction last week, this non-residential 27-acre farm at Tooloone, Clerihan, Co Tipperary, has sold since. Bidding opened on the property at €250,000 with five interested parties elevating the price to €300,000. The property was then withdrawn unsold, with private negotiations proving successful after the auction.

A deal is believed to have been struck since with a substantially higher price reportedly being paid. The farm is all in one block and laid out in four fields of southerly facing permanent pasture. The sale was handled by PF Quirke Auctioneers, Tipperary. An original guide price of €10,000/acre was placed on the parcel.
