Located at Kiltannan, Croagh, Co Limerick, this 90ac residential farm has only recently come to the market. Located only 25 minutes from Limerick City, off the N21 Adare to Croagh road, the property could suit somebody working in Limerick City who is keen to move to the countryside. The property will go under the hammer on Friday 7 July at the GVM Auction Rooms, Glenworth Street, Co Limerick.

The entire farm is under grass and when I visited last week hay and silage had only just been taken off some fields. Other fields which had early silage harvested were boasting strong covers of aftergrass. The 90 acres is extremely flat land contained in one block, which is currently laid out into 10 fields. However, some of these fields are further subdivided into paddocks to suit the grazing system which exists on the farm. Fields towards the back of the farm are generally used for grazing with those near the front used for silage and hay production. The farm was once used as a dairy enterprise, however that was nearly 20 years ago.

In more recent years the farm has been let out to a drystock farmer, but the fertile land has the potential to once again be developed into a dairy enterprise. It may perhaps suit a new entrant to the sector, although interest from local and neighbouring farmers can never be ruled out. The farm itself is predominantly fenced with electric fencing, however it would benefit from additional investment in fencing.

Farmyard

Originally operated as a dairy farm, more recently a drystock enterprise has been run on the farm. The old milking parlour is there from a time gone by but the milking machine itself is long gone. The yard does require some cosmetic work, but the buildings present are structurally sound.

Included in the buildings is a round-roofed hay shed with two lean-tos either side, which provides cubicle accommodation for a total of 60 cows. There is also a four span hay shed present on the farm.

There is a residence present which is well set back from the road with a private laneway servicing both the house and farm yard. The house, however, is in need of complete refurbishment and modernisation to make it habitable.

The property is currently being guided between €9,000 to €10,000/ac with a lot of interest reported from outside the county.
