Despite the average Kilkenny farm size exceeding 100ac, more than 60% of agricultural plots listed for sale in the county last year were under 40ac, highlighting how tightly held the larger parcels remain.

Against that backdrop, a 100ac non-residential holding near Urlingford is now being offered for sale by private treaty with Michael Barry Auctioneers, guided at €20,000/ac - €24,000/ac.

At the entrance to the farm is a large concrete yard with facilities including a six-bay round-roofed haybarn, two good-sized lean-tos, a slatted and straw-bedded shed and a cattle crush. Several derelict old stone buildings also present potential for residential development, subject to the necessary permissions.

Beyond the yard, the land opens out into large rectangular fields, accessed via a central hardcore roadway that spans the length of the farm. Currently mixed use, the grassland is actively grazed by drystock cattle, while the tillage plot was recently harvested for spring barley.

Auctioneer Michael Barry believes that the holding has wide appeal. He says: “I think we’ll have interest from different sectors of farming. It could be a heifer rearing block for dairy guys, it could be tillage, it could be a start-up farm, or maybe a second unit for an established farmer who wants to get a son or daughter up and running. It could be anything.”
