A 48.9ac residential holding a short drive from Bandon, Co Cork has just been brought to the market. For sale by private treaty, the land at Baurleigh, Kilbrittain is listed with Clonakilty-based Hodnett Forde Property Services.
Guiding it in the region of €20,000/ac, auctioneer Ernest Forde said there has been good enquiries so far. That will come as no surprise. It’s located in an area where the milk pools of Bandon Co-op and Barryroe Co-op meet and where the nitrates derogation was the topic of most conversations.
The appearance of a block of this size on the market in this intensively farmed area will be a good bellwether for the 2026 demand for land in the area.
Currently all in grass, the land is laid out in one large division and is subdivided into a number of paddocks. Level for the most part, the lands are easily worked with the exception of a narrow area along part of the northern and northeastern boundaries, that is steep where it runs down to the road.
The house and yard are to the south of the property and are set back a short distance from the road. A single-storey cottage-type residence, the house is in the centre of the yard. Derelict, there is potential to renovate it with the benefit of the Vacant Property Refurbishment Grant (VPRG) or it could be beneficial if the new purchaser wished to apply for planning permission for a newer structure there.
