A circa 49ac non-residential farm in the midlands heads for public auction at the end of November. Located at Doon, Ballinahown, Co Westmeath, the grassland property is on the books of Athlone-based Kearney Auctioneers.

An elevated holding of prime ground in the central midlands, it’s suitable for all farming enterprises and is available in its entire or in two lots.

Lot 1 consists of 15.5ac that is divided into two similar-sized fields, on the southern side of the road. The yard is also contained in this lot. Accessed via a 70m lane, the confines of the yard include a number of farm buildings.

These include a lean-to storage shed and an old stone farm building that contains a number of stables. There’s also some basic animal handling facilities which could be added to by a new buyer.

Lot 2 extends to 33.5ac and is laid out in six separate divisions.

Just across the road is Lot 2, which comprises 33.5ac. The majority of this is in grass with a small portion to the rear of it backing onto Clonydonnin Bog.

With 610m of road frontage and the fact that it is situated near a number of one-off houses, there is potential for a dwelling here, subject to planning permission. Although it has a Westmeath address, the grassland farm itself is just across the county bounds in Offaly.

The auction takes place at 3pm on Friday 28 November in the Tuar Ard Arts Centre, Moate, Co Westmeath.
