Smaller blocks of land are in good demand at present. A pair of such properties have come on the market in Cork lately with both having good access to the city.

The larger of the two is on the books of DNG Galvin in Bandon. A derelict two-storey house sits on 18.5ac within 2km of Riverstick and the R600, that connects Kinsale with Cork city.

The house is ripe for renovation and should qualify for the generous grants that are available for such projects.

Near the home, there’s a yard with a selection of outbuildings including a round-roof hay shed with lean-to. The house and yard are set on 2.5ac with the balance of the land, 16ac, across the road.

Regarding the offering, auctioneer, Majella Galvin says: “There is good demand for those types of properties and the main reason is the fact there is an existing house there and that almost guarantees planning permission.

The residential small holding near Ballinhassig, Co Cork is for sale by private treaty.

“You have those who are interested in horses or maybe a hobby farm to grow some vegetables, a property like this would suit people from the city who are looking to move to the country or it may suit locals who might find it hard to get planning in the area. Because there’s so few properties like that out there, they’re in extra demand.”

For sale by private treaty, offers in excess of €520,000 are expected for this property.

Heading east to Killeagh, a slightly smaller land base has recently come on the market with a guide price of €295,000. Listed with Midleton-based, Hegarty Properties, the 5.6ac residential property comes with a well kitted out equine yard at Ballyling, Killeagh, and is offered for sale by private treaty.

A three-bay round roof hay shed with lean-to is the main structure in the yard.

There is ample concrete in the yard and a three-bay round-roof hayshed with lean-to is the standout feature within it.

Alongside the storage in the main section, there is a stable block in it. While the stables are ready to use, the same can’t be said of the house but much of the heavy lifting is done. The first fix of stud work is in place.

Extending to over 1,300 sq ft, the accommodation in the detached two-storey house includes four spacious bedrooms, a kitchen, two living rooms, a family bathroom and guest toilet/shower.
