A non-residential Blackwater Valley farm just a short distance from the town on Fermoy in north Cork heads for auction in early December.

On the books of CCM Property, it’s all in one block and is divided into seven fields and has frontage onto two local roads.

Speaking about the land, auctioneer, Eamonn O’Brien said: “It’s very seldom this type of farm comes for sale.

Limestone-type land, that could be grazed in February, it’s just out of a five-year lease and is being sold with goodwill. It was farmed to a high standard and while it’s predominantly grassland it could lend itself to any enterprise.

“It’s sizeable enough with no waste and it’s an attractive proposition for any farmer who wants an outside farm. Given how it is laid out, there’s even an option for a number of farmers to come together and split it between them too.”

Although there is no yard, there is an electricity connection and it has its own well for water. There are also BISS entitlements with a value of around €4,000 included in the sale.

Just 4km from the centre of Fermoy, this farm is located less than 2km from the N72 road that links Fermoy to Tallow.

That area is noted for its prowess in both dairy and equine circles and while this farm is guided at around €15,000 to €16,000/ac, this is an auction that could take on a life of its own. The auction takes place at 3pm on Thursday 11 December in Corrin Mart, Fermoy.
