It’s understood that €15,000/acre was given for 100 acres of farmland at Mayne, Clonee, Co Meath, at last week’s public auction.

The prime location, just four miles from Blanchardstown and two miles from Junction five on the M3 Dublin/Kells motorway, coupled with the size of the farm, sparked a steady level of local and overseas interest during the course of the selling campaign.

Brought to the market by joint agents Patrick Convey of The Leinster Property Auction and Gary Neilson of Coldwell Banker Commercial, the farm was originally offered for sale through The Leinster Property online auction from where a number of bids were taken.

However, it all came to the head just over a week ago when the selling agents offered the property for sale on the open market at a multi-auction in the Clarion Hotel, Liffey Valley.

After an intense round of bidding, the hammer came down at €1.5m to an overseas investor. The farm, which is currently in tillage, is described as “arable fertile land”, and comes with one kilometre of road frontage. Both the Damastown Industrial Park and Bracetown Business Park are just over a mile away.

Selling agent James Lee from REA John Lee, Newport, successfully agreed a sale after the recent auction of a circa 45-acre roadside holding situated at Gorteenaskagh, Brittas, Co Limerick.

On the day, James took an opening bid of €150,000, which proceeded in €10,000 increments all the way up to €250,000. With three farmers in contention, the bidding proceeded to €290,000 in €5,000 increments, at which stage a recess was called. On his return, James invited further offers. With that, the sale price pushed past the €300,000 mark to €302,000 with just two bidders remaining.

However, falling short of the reserve, the property was withdrawn at €302,000. After a period of lengthy negotiations, it’s understood that a sale was concluded at a higher price, believed to be in the region of €7,000/acre to one of the farmers.

Westmeath parcel

A young dairy farmer secured the sale of a 22-acre parcel of land situated at Clonarney, Delvin, Co Westmeath, last week. The property was offered for sale by auction through selling agent Raymond Potterton Auctioneers, Navan, but actually sold immediately afterwards in a private deal.

On the day, bidding opened at €150,000 and steadily progressed to €200,000 with the help of two interested parties.

With no further movement, the selling agent was instructed to withdrawn the farm at €200,000 and proceeded to enter private negotiations afterwards.

A deal was concluded for an undisclosed higher figure with a young local dairy farmer. Described as a “gorgeous place”, the land is currently in grass and is just 1.5 miles from Delvin.

On the same day, Raymond Potterton Auctioneers offered a 42-acre farm situated on the outskirts of Delvin town at Castletown, for sale by auction also.

Belonging to the same person as the 22 acres above, this property featured a mix of very good land and some heavy ground.

Adjoining some existing residential developments, part of the land is zoned and comes with frontage to the Ballyhealy road.

It was bid to €350,000 at auction and later withdrawn. It’s understood the selling agent is open to offers and a guide of €8,000 to €10,000/acre is quoted.
