Tuam-based auctioneer Martin Tyrrell has just launched a sizeable farm to the market in the past week, comprising a 96-acre non-residential farm situated at Lacka, Turloughmore, Co Galway.

Described as “probably one of the best farms in the region”, the property has an attractive location, just nine miles from Galway city and a mile and a half from the main Galway/Roscommon road. Set out in one 96-acre block, the land is currently in grass and was used over the years for drystock farming.

Laid out in good-sized fields, the farm is reported to be well fenced and watered and should appeal to many of the progressive farmers in the area.

It comes to the market with a cattle crush and entitlements to the value of c.€23,000. For sale by private treaty, a guide of €10,000/acre is quoted.

Another 26-acre parcel located at Kilcurriff, Cummer, Tuam, Co Galway, may suit the neighbouring farmers as it’s is currently on the market at a guide price of €5,000/acre.

Set out in one block, the land is suited to grazing only and is for sale by private treaty.

52 acres near Dunmore makes €420,000

Meanwhile, the same agent sold a 52-acre residential farm situated at Gortnagoyne, Dunmore, Co Galway, in a range of lots, for a figure believed to be in the region of €420,000.

Reported to be a good quality grazing farm, the property came to the market with a four-bedroom farmhouse and a range of outbuildings.

It generated active interest over the past few months and sold in a range of lots to a number of local farmers.

A further 22 acres of mixed-quality land at Clonberne, was bought by a neighbouring farmer for a figure thought to be in the region of €91,000.

Part of the lands required reseeding and the property generated bids from three different parties.

The agent Martin Tyrrell believes that 2014 has started with an air of renewed confidence in the land market.

But quality, location and access to funding continue to be vital elements towards securing a successful sale. CL

Couple secure 300-year-old farmhouse in Co Galway

It was a dream buy for a young couple when they secured the sale of Riverbank farm, Derreen, Gort, Co Galway, recently.

Standing on 18.6 acres of meadow and pasture land, Riverbank must be one of the quaintest properties in the country, complete with a fully-restored 300-year-old partially thatched farmhouse and a whitewashed courtyard. Lying in the foothills of the Slieve Aughty Mountains, just five miles from Gort, the property is approached by a 350-metre long tree-lined avenue and is bounded on the southern perimeter by a river.

Draped throughout with native hedgerows and a variety of trees and shrubs, the property comes with a stable yard that features six purpose-built loose boxes and a barn with double-arched doors.

Dublin parcel guided at €10,000/acre

One of the first auctions for Co Dublin takes place on 20 March, when Jordan Auctioneers, Newbridge, will offer a 22.7-acre parcel of land for sale. Situated at Castlewarden, Co Dublin, the property is located just off the N7, close to the Steelstown Interchange at exit five. Set out in one 22.7-acre block, the land, which is in grass, is elevated offering expansive countryside views and comes with a fully-enclosed hayshed with lean-to. Guided at €10,000/acre, the property goes to auction on 20 March in the Keadeen Hotel, Newbridge, at 3pm.
