Somebody looking for a nice house with land nestled among the Wicklow hills but just 20 miles from Dublin city centre, might consider viewing Sunnybank, Downshill, Delgany, Co Wicklow. Only half a mile off the Dublin/Wexford (N11) road, the property is poised on a gently elevated site, offering extensive countryside views that extend out towards the coastline. Sunnybank stands on 100.4 acres of tillage land and forestry and is scheduled to go to auction on 6 October next.
Accessed through the original wrought-iron gates, the house is approached by a long avenue that runs through its own land.
Built in recent years, the house is a bright and spacious dormer-style residence that commands extensive views of the coastline. It is reported to be in excellent order. Accommodation includes two reception rooms with marble fireplaces, kitchen, utility, spacious landing, family bathroom and five bedrooms (one ensuite). Water is supplied from a private well.
The 100.4 acres of land surrounds the house with circa 41.5 acres in tillage and 58.8 acres in forestry and rough grazing. About 10 acres of the land was planted to Sitka Spruce in 1995 and a further 36.2 acres was planted in 2000. The forestry is positioned behind the house and has no premia remaining. The 41 acres of tillage, which is in four fields, is reported to be “very good quality upland”. Two fields front the road, giving a nice section of road frontage.
The property is currently accommodating a telecommunication mast which generates an income per annum. It’s understood that the lease for this mast expires at the end of September but there is the option to renew it, if desired. Selling agent Ganly Walters, Dublin, will auction the property on 6 October at 3pm in its own sales room at Percy Place. The guide price is in the region of €950,000.
